A representative example is the mixed-use development project on the site of the 'Millennium Seoul Hilton' hotel near Namsan, Seoul, acquired by Aegis Asset Management at the end of 2021 for about 1.1 trillion KRW. This site is scheduled to be developed into a landmark-grade office and hotel complex (with a total floor area of approximately 260,000㎡) by 2027. Additionally, on the former Gangnam Le Meridien Hotel site, a consortium including Hyundai Construction, Meritz Financial Group, and Marston Investment Management plans to build a 31-story building consisting of offices, hotels, and commercial facilities.
Furthermore, the New International Hotel was purchased by GRE Partners Asset Management, and the Tmark Hotel Myeongdong was acquired by Aegis Asset Management; both are currently being developed into office and commercial facilities and are expected to be introduced to the market this year.
Such mixed-use development projects in downtown Seoul are expected to continue attracting significant market attention. Since mixed-use developments integrate office, cultural, commercial, and residential facilities, they require large-scale sites and landmark-level spatial designs, which inevitably limits supply. Meanwhile, the number of people seeking a rich and convenient lifestyle within their workspaces continues to grow.
