- The Optimal Hub for Business Located in Anyang, Gyeonggi
- Quadruple Station Area with Reasonably Priced Units Without Overpricing
Recently, the knowledge industry center 'Digital Empire Pyeongchon Biz Valley' being supplied in Anyang City, Gyeonggi Province, has been attracting significant interest from demanders.
Unlike knowledge industry centers supplied in the Seoul metropolitan area's bedroom towns, which suffer from vacancy issues, 'Digital Empire Pyeongchon Biz Valley' is located in Anyang City, where the number of businesses (limited to industries eligible to move into knowledge industry centers) is increasing, making it a complex expected to optimally enjoy business synergy effects.
According to Statistics Korea, the number of businesses eligible to move into knowledge industry centers in Anyang City was only 7,348 in 2008. However, it increased significantly to 8,342 in 2013, 9,386 in 2017, and 16,186 in 2021. The increase from 2008 to 2021 reached 120.27%. The number of employees in businesses eligible for knowledge industry centers was 60,852 in 2008, rising to 69,087 in 2013, 74,471 in 2017, and 103,572 in 2021, marking a 70.20% increase compared to 2008.
This is interpreted as a result of the LS Group's era in Anyang beginning in the first half of 2008, and the emergence of cooperative and related businesses derived from these companies, leading to an increase in the number of businesses and employees in Anyang City. Currently, Anyang City is home to companies and institutions such as LS Electric, LS Global, LS Mtron, Hyosung Anyang Plant, Hyosung Technology Institute, Hyosung Heavy Industries Research Institute, GS Power Anyang Office (Anyang Combined Heat and Power Plant), and the headquarters of the Korea Testing Certification (KTC).
The knowledge industry center 'Digital Empire Pyeongchon Biz Valley' has secured unparalleled sales conditions and location advantages even within Anyang City, firmly capturing the attention of demanders.
Although various knowledge industry centers have been supplied in this area before, 'Digital Empire Pyeongchon Biz Valley' is priced reasonably at an average of 11 million KRW per 3.3㎡ without bubbles, reducing financial burdens and allowing future value gains. This is notably different from knowledge industry centers supplied just 2-3 years ago, which were priced at an average of 13 to 14 million KRW per 3.3㎡.
Additionally, loans up to 80% of the sale price are available, along with various tax benefits such as a 35% reduction in property tax and acquisition tax, and sales conditions including a 10% down payment and interest-free loans for interim payments.
'Digital Empire Pyeongchon Biz Valley' is within walking distance of Geumjeong Station, served by subway lines 1 and 4 and the planned GTX-C line, facilitating easy access to Seoul and major metropolitan areas. In the future, the planned Hogye Station on the Dongtan?Indeogwon Line (tentative name) will also be accessible, improving connectivity to southwestern metropolitan areas such as Uiwang City, Suwon City, and Dongtan New Town.
By car, it is possible to use Heungan-daero, which connects Gunpo City and Gwacheon City centered on Anyang City, and Gyeongsu-daero, which links Anyang City to Uiwang City and Suwon City. Moreover, convenient travel throughout the metropolitan area is possible via National Routes 1 and 47, Pyeongchon IC, Sanbon IC, the Seoul Metropolitan Area 1st Ring Expressway, Gwacheon-Bongdam Urban Expressway, and the 2nd Gyeongin Expressway (Anyang?Seongnam).
Equipped with infrastructure that enhances corporate competitiveness and work efficiency, it is expected to establish itself as a representative knowledge industry center in the region.
'Digital Empire Pyeongchon Biz Valley' is constructed by DL Construction, which has received an 'A-' (stable) rating from Korea Ratings and Korea Investors Service, two major domestic credit rating agencies. Furthermore, KT&G (Korea Tobacco & Ginseng Corporation), which has obtained the highest 'AAA (stable)' rating from Korea Ratings, Korea Investors Service, and NICE Investors Service, the three major domestic corporate credit rating agencies, is undertaking the project, eliminating concerns about real estate project financing (PF) insolvency.
'Digital Empire Pyeongchon Biz Valley' also incorporates various specialized designs. The complex features a drive-in system (partial) that allows easy vehicle passage and smooth access, and an open feeling secured through a high floor height design of up to 5.7 meters. Designed mainly with small to medium-sized modules, it offers variable unit layouts that can be customized according to the tenant company's industry or scale. Community facilities aimed at enhancing corporate competitiveness and work efficiency, such as rest decks, separate rest areas like terraces, and rooftop gardens, will also be applied.
A real estate industry official explained, "Despite being located in an optimal position for business, the reasonable sale price without bubbles broadens opportunities for demanders to secure office space, and it is expected to establish itself as a knowledge industry center contributing to regional economic development."
'Digital Empire Pyeongchon Biz Valley' is currently operating a sales promotion center by prior appointment visits.
