A district unit plan decision has been passed to build a residential complex up to 15 stories high near Balsan Station on Line 5, and a multi-family housing complex with 704 units near Sinjeongnegeori Station on Line 2.

On the 29th, Seoul City held a delegated subcommittee meeting of the Urban and Architectural Joint Committee and announced on the 31st that it had approved with modifications the designation and plan decision (draft) for the station area complex development district unit plan zone at 652-4 Naebalsan-dong, Gangseo-gu.


The project site is located within 240 meters of Balsan Station on Line 5, with residential and neighborhood living facilities concentrated around Gonghang-daero and Gangseo-ro. As part of measures to expand urban housing supply, the city established station area complex development district unit plan standards in 2021. This is the first time the station area complex development district unit plan has been established with the goal of supplying urban housing around station areas.

The main content of this district unit plan is to upgrade the land use zone from the second-class general residential area to a quasi-residential area and relax the floor area ratio from 200% to 400%. 50% of the relaxed floor area ratio will be provided as public contributions, and the remaining 50% will be utilized by the private sector.


A residential complex building with 112 multi-family housing units and neighborhood living facilities will be constructed near Balsan Station station area, ranging from two basement floors to 15 stories above ground. The building will also include a local residential welfare center and 23 rental housing units as public contribution facilities.


A Seoul city official said, "The designation and planning of the station area complex development district unit plan zone at 652-4 Naebalsan-dong, Gangseo-gu is expected to serve as an opportunity to supply high-quality urban housing to various groups such as newlyweds and young generations, and to revitalize the area around Balsan Station station area."

The delegated subcommittee of the Seoul Urban and Architectural Joint Committee also approved with modifications the decision to change the district unit plan for the construction of long-term lease housing in the Sinjeongnegeori district near Sinjeongnegeori Station in Yangcheon-gu, the designation of a special planning zone, and the detailed development plan decision (draft).


The project site is the station area of Sinjeongnegeori Station, and through this district unit plan change, 704 units will be built on 23,176.5 square meters, consisting of 8 apartment buildings with 5 basement floors and 20 to 27 floors above ground. Among them, 505 units are for sale, and 199 units are long-term lease housing.


The city installed public facilities and parks to enhance residents' convenience and improved the pedestrian environment by considering pedestrian flow with public walkways and front open spaces.


Seoul City said, "We expect this to greatly contribute to stabilizing housing for low-income residents by strengthening the function of Sinjeongnegeori Station station area, improving the residential environment, and supplying high-quality long-term lease housing."
