Ansansi is injecting new vitality into the local community following the Ministry of Land, Infrastructure and Transport's announcement that it will be included as a target area for the "Special Act on the Maintenance and Support of Aging Planned Cities," effective from April 27, 2024. This special law offers benefits such as exemption and relaxation of safety inspections during reconstruction, increased floor area ratio, and easing of urban and architectural regulations, which are expected to provide new momentum to Ansansi's urban regeneration projects.
According to recent data released by Ansansi City Hall, currently, 46 project sites are in pre-construction stages such as association establishment and planned district designation. Considering additional district designations, more than 50 project sites are expected to gain further momentum with the introduction of this special law. In particular, the Gojan-dong area is preparing to become a new residential hub in Ansan, thanks to major lines including the Sinansan Line, scheduled to open in April 2025, as well as Subway Line 4 and the Suin-Bundang Line.
The winds of change are already being felt in the sales market. "Lotte Castle Signature Jungang," which began sales in December last year, achieved a high subscription competition rate of 13.07 to 1 despite a price of 23.8 million KRW per 3.3㎡, completing 100% sales within 8 days of launch. Additionally, in the Ansan Jungang Jugong 6 Complex reconstruction project, after fierce bidding competition between Daewoo Construction and POSCO E&C, POSCO E&C was selected as the contractor.
Hanwha Forena Ansan Gojan 2nd Phase is a complex supplied by reconstructing the Gojan Yeonrip 9 District, consisting of 4 buildings from basement level 2 to ground level 27, with a total of 472 households ranging from 53 to 84㎡ in exclusive area. The household composition by type is △53㎡ 100 units, △59㎡ 144 units, △74㎡A 107 units, △74㎡B 81 units, △84㎡A 20 units, and △84㎡B 20 units, with a total of 178 units available for general sale. Including the successfully sold Hanwha Forena Ansan Gojan in 2021, a Forena brand town of approximately 1,000 households will be formed.
Hanwha Forena Ansan Gojan 2nd Phase reflects Forena’s unique products and designs throughout the complex, showcasing the differentiated value of Hanwha Construction Division. First, the application of the "Forena Exterior Design" and curtain wall look enhances sophistication, and the complex layout is primarily south-facing to maximize lighting and views for all households.
A representative from Hanwha Construction Division stated, "With the opening of the Sinansan Line and the active urban regeneration projects, the residential environment in Ansansi is expected to improve significantly. We are confident that 'Hanwha Forena Ansan Gojan 2nd Phase' will become the center of the new residential town in Gojan-dong, bringing new vitality to the local community." The model house is scheduled to open in March in the Seonbu-dong area of Danwon-gu, Ansansi, Gyeonggi Province, with move-in planned for September 2026.
