The Hanyang Apartment in Yeouido, Seoul, completed in 1975, will be redeveloped into a residential, commercial, and office complex with 992 households and a maximum of 56 floors.
On the 28th, the Seoul Metropolitan Government held the 9th Urban Planning Committee's Rapid Integrated Planning Maintenance Project and the Authorization Subcommittee, and announced on the 29th that the "Yeouido Hanyang Apartment Reconstruction Project Maintenance Plan Decision and Maintenance Area Designation Proposal" was approved with modifications.
The Hanyang Apartment is an aging complex consisting of 8 buildings and 588 households, with rapid integrated planning completed in January this year. Through this reconstruction project, it is expected to be transformed into a residential complex with a total of 992 households, a floor area ratio of up to 600%, a maximum of 56 floors, and street-type commercial facilities.
Being adjacent to the financial hub, the plan is to create a diversified and upscale residential area that can support financial facilities, and a harmonious skyline considering the surrounding commercial buildings and the overall landscape of Yeouido.
The city stated, "With the decision on the maintenance plan following this review, the Yeouido Hanyang Apartment reconstruction project is expected to proceed at a rapid pace."
At the meeting the day before, the "Mia 4-1 Housing Reconstruction Project Maintenance Plan and Maintenance Area Designation Change and Landscape Review Proposal" was also approved. This involves supplying a residential complex with up to 22 floors and a total of 1,000 households in the aging Mia 4-1 district (around Mia-dong 8-373) in Gangbuk-gu.
The Mia 4-1 district has 84.4% of its buildings aged, but due to steep terrain, lack of project feasibility, and resident conflicts, the project has been stalled for the past 14 years.
Considering that the area will be a station zone for the Dongbuk Line light rail (scheduled to open in 2026), the city upgraded the land use designation to a Type 2 General Residential Area. Additionally, leveraging its geographic advantage near Buk Seoul Dream Forest, plans include creating pedestrian pathways connected to the forest and forming a harmonious skyline.
In the Ssangmun-dong 724 area of Dobong-gu, a waterfront-friendly residential complex with up to 25 floors and a total of 320 households will be developed. A waterfront space connected to the Uicheon Stream will be created, and part of the artificial retaining wall along the Uicheon Stream will be transformed into a stepped resting area. The traffic system will also be improved for safe pedestrian access.
The city upgraded the area to a Type 2 General Residential Area and adjusted the boundary between Type 2 and Type 3 General Residential Areas for efficient land use. The district name was also changed from Ssangmun-dong 724 area to "Ssangmun 3 District" for easier reference.
Han Byung-yong, Director of Housing Policy at Seoul City, said, "We will spare no administrative support to ensure the supply of quality housing in the Mia 4-1 district and the Ssangmun-dong 724 area."
