‘Hwajeong Junheung S-Class First Park’, Noted for Excellent Location

Also, in the first-priority subscription held in July for ‘Lotte Castle Eastpole,’ a total of 41,344 subscription accounts were gathered. The first-priority competition rate was 98.44. ‘Lotte Castle Eastpole’ is close to Guui Station on Seoul Subway Line 2 and features a multi-accessibility location with Seongdong Elementary, Yangnam Elementary, Gwangjin Middle, and Gwangyang Middle and High Schools within walking distance.
Among these, a multi-accessibility apartment has appeared in Gwangju Metropolitan City, attracting buyers' attention. Lucky Yeomju Regional Housing Association is recruiting members for ‘Hwajeong Jungheung S-Class First Park’ in Hwajeong-dong, Seo-gu, Gwangju Metropolitan City, at around 400 million KRW. This is the last batch of 100 units. The scheduled construction company is Jungheung Construction, and the scale is 5 buildings from basement level 2 to ground level 29, with a total of 406 units all of exclusive area 84㎡, offering an unprecedented financial benefit of interest-free intermediate payments.
The complex boasts a prime location right next to the soon-to-be-opened World Cup Stadium Station on Gwangju Subway Line 2. The extension project of Gwangju Subway Line 2 consists of three phases, extending a total length of 41.8 km, and the World Cup Stadium Station is a newly established station opening in the first phase, scheduled for the first half of 2026.
Residents can also enjoy the school-accessibility premium. Schools such as Hwajeongnam Elementary, Bongju Elementary, Yeomju Elementary, Juwol Elementary, Gwangdeok Middle and High, and Gwangju Girls’ High are densely located nearby, providing excellent educational conditions. In particular, Hwajeongnam Elementary is located right in front of the complex, offering the ‘Chopuma’ (elementary school within walking distance) advantage.
Abundant living infrastructure is an added bonus. The Gwangju World Cup Stadium is in front of the apartment, allowing residents to take walks along the stadium throughout all seasons. The price is notably affordable compared to market prices. According to the Ministry of Land, Infrastructure and Transport, in August, ‘The Sharp Yeomju Central Park’ (completed in 2022), located just behind ‘Hwajeong Jungheung S-Class First Park,’ recorded a highest transaction price of 784 million KRW for an 84㎡ unit. Currently, the listing prices for the same size range from the mid-700 million to 800 million KRW, indicating high expected capital gains.
Specialized designs for residents’ convenience are also applied. Since the complex consists solely of 84㎡ units, all households have a slab-type 4-bay layout with a cross-ventilation structure favorable for lighting and airflow. Within the complex, community lounges such as a central plaza, indoor golf range, cinema, reading room, Kids & Moms Club, and fitness center are established, allowing residents to enjoy a high level of cultural life.
