With the upcoming Chuseok and the arrival of September marking the start of the autumn moving season, the number of nationwide subscription applicants is surging. According to Real Estate R114, the number of first-priority subscription applicants, which was only 13,158 in February this year, has steadily increased for six consecutive months, reaching 173,401 in August. This figure represents an increase of 81,072 applicants compared to 92,329 in July, nearly doubling in just one month.
Recently, alongside the shortage of housing supply and a 1.7% additional rise in the basic construction cost, buyers’ expectations that new apartment prices will continue to soar have coincided with the autumn moving season, intensifying the activity of those aiming to purchase their own homes. In fact, during the same period, the number of general supply units decreased by 1,524, but the subscription competition rate more than doubled from an average of 9.35 to 1 in July to 20.77 to 1 in August.
In this context, residential officetels are attracting attention not only from investors but also from actual residents. Since officetels can reduce the economic burden caused by rising sale prices, many are turning to residential officetels instead of apartments. In particular, Xi S&D (Xi S&D) is set to launch the ‘Gwacheon Xiella Edition’ officetel in October, located in Galhyeon-dong, Gwacheon-si, Gyeonggi-do (Gwacheon Knowledge Information Town Commercial 4BL), drawing significant attention.

The ‘Gwacheon Xiella Edition’ officetel will be offered in a total of 98 units on floors 4 through 10 of the building, which spans from basement level 4 to the 10th floor. The units come in various floor plans, including 82m², 84m², 89m², 90m², 92m², and 103m². Commercial facilities on floors 1 through 3 are currently available for sale.
The model house for the ‘Gwacheon Xiella Edition’ officetel is located on Beolmal-ro, Dongan-gu, Anyang-si, Gyeonggi-do.
