‘Pangyo of Gwangju’ Cheomdan 3 District… ‘Cheomdan Jeil Punggyeongchae’ for Sale in September

- A central living zone in Cheomdan 3 District enjoying proximity to work, commerce, education, transportation, and natural environment
- Reasonably priced housing expected as a public land development under the price ceiling system

Gwangju Metropolitan City is gaining attention as a new residential town through the development of the complex new city ‘Gwangju Research and Development Special Zone,’ which will lead the nation’s future industries.


Cheomdan 3 District is being developed as a complex new city combining high-tech industrial complexes and residential spaces through systematic development, earning high future value recognition. Along with the nearby Cheomdan 1 and 2 Districts, which have already been completed, it is attracting attention as a new residential area in Gwangju that will absorb demand for new apartments in the Sangmu and Suwan districts.


The emerging residential area developed as a new city enjoys great popularity among consumers due to its systematic development plans and excellent living conditions. Accordingly, Jeil Construction Co., Ltd. plans to sell ‘Cheomdan Jeil Punggyeongchae’ in September within Cheomdan 3 District, which is being reborn as a complex new city in the Gwangju Research and Development Special Zone.


Cheomdan Jeil Punggyeongchae will be introduced in A2 Block and A5 Block of Cheomdan 3 District. A2 Block consists of 24 buildings from 2 basement floors to 20 above-ground floors, with a total of 1,845 units ranging from 59㎡ to 84㎡ in exclusive area. A5 Block consists of 12 buildings from 1 basement floor to 20 above-ground floors, with a total of 584 units ranging from 116㎡ to 184㎡ in exclusive area. It features a variety of floor plans from small 59㎡ units to large 184㎡ units, broadening consumer choices.


Cheomdan 3 District, where the complex is located, is planned to be developed as a complex new city equipped with AI high-tech industries as well as residential, commercial, and convenience facilities. This area will host an AI-based science and technology startup complex (scheduled for 2026), one of the ten national agenda tasks, and Korea’s first National Cardiovascular Center (planned). Additionally, a world-class national artificial intelligence data center will begin operation in October.


In particular, Cheomdan 3 District is expected to supply a large-scale apartment complex of 7,576 units by 2025, playing the role of a high-quality self-sufficient city upon completion. Once development is completed, together with Cheomdan 1 and 2 Districts, it will become Gwangju’s largest residential-industrial complex new city, housing approximately 135,000 residents.


Cheomdan Jeil Punggyeongchae is located in an excellent position within Cheomdan 3 District. Right in front of the complex, there are plans for kindergartens, elementary, middle, and high schools (planned sites), and an AI gifted high school (planned), providing a one-stop school zone within walking distance. Also, a commercial district and neighborhood park are planned in front of the complex, and residents can share the well-established infrastructure of the already developed Cheomdan 1 and 2 Districts and Suwan District.


Transportation conditions are also excellent. It forms a metropolitan transportation network including Honam Expressway and Gwangju Outer Ring Expressway, and a new road connecting Sangmu District (Yuchon-dong) and Cheomdan Industrial Complex (Sanwol-dong) is scheduled for completion in 2026, expected to bring benefits. Furthermore, three new stations in Cheomdan 1 District and one in Cheomdan 2 District are planned adjacent to the Gwangju Subway Line 2 (Phase 2 project, scheduled for completion in 2029), making access convenient.


Cheomdan Jeil Punggyeongchae is a unit subject to the price ceiling system applied within a public land development district, so a reasonable sale price will be set. Regardless of the number of houses owned, homeowners can apply for subscription, and both household heads and household members are eligible. Anyone aged 19 or older can apply regardless of their residential area, and resale restrictions apply for one year from the date of winning.


A sales official for Cheomdan Jeil Punggyeongchae stated, “As a large-scale residential town of over 7,500 units will be formed in Cheomdan 3 District by 2025, it will be developed as a complex new city with solid residential infrastructure,” adding, “Cheomdan Jeil Punggyeongchae is already attracting considerable consumer interest due to its excellent living conditions.”


The model house is scheduled to be set up in the Chipyeong-dong area of Seo-gu, Gwangju Metropolitan City.
