The high-end officetel 'Baegunhosu Prugio Supsokui Achim' currently being supplied in Baegun Valley, Uiwang City, is attracting continuous attention with its detailed design. In particular, this complex is gaining attention as a residential product that perfectly replaces apartments, and the sales office, which is conducting first-come, first-served sales, continues to see steady foot traffic.


Baegunhosu Prugio Supsokui Achim is Korea's first 'multi-generational coexistence' residential complex being developed in Hakui-dong, Uiwang City, Gyeonggi Province. The high-end officetels for sale in the complex are composed of 512 units in Complex 1 and 330 units in Complex 2. Specifically, Complex 1 includes 46 units of the 99㎡ type and 466 units of the 119㎡ type, while Complex 2 consists of 330 units of the 119㎡ type.


The officetels in the complex feature meticulous design advantages that exceed apartment standards. First, following the Ministry of Land, Infrastructure and Transport's revision of building standards for the first time in 12 years (November 2021), the allowable floor heating area for officetels was relaxed from under 85㎡ to under 120㎡, enabling floor heating in all units.


Additionally, the floor height is secured at 2.45 to 2.55 meters (with a coffered ceiling height of 2.6 meters), which is 15 to 30 cm higher than typical apartment floor heights, allowing for a spacious indoor feel.


Among these, the 119㎡ type is evaluated as suitable for family living because it offers a usable space comparable to that of a typical 30-pyeong apartment with balcony expansion.


The 119㎡ type features a 3-4 Bay cross-ventilated slab-type structure and a complex design focused on two-sided openings. It is composed of a specialized floor plan that maximizes the complex’s unique advantage of being surrounded on three sides by forest, offering forest views as well as lake views. In particular, it secures an unobstructed permanent view of Moraksan Mountain, allowing residents to enjoy a natural living environment as if nature is inside their living room.


A sales representative stated, "Specifically, the 119㎡A type features a kitchen window design that maximizes forest views, natural lighting, and cross ventilation. Also, some units of the 119㎡B type 2-Bay have a wide connection of about 8 meters between the living room and kitchen facing the forest, maximizing the forest view."


Moreover, Baegunhosu Prugio Supsokui Achim introduces differentiated community facilities. In particular, the complex plans to incorporate a luxurious large-scale ancillary facility called 'Club Four Seasons,' designed to create a resort-like home environment.


Club Four Seasons boasts an overwhelming scale of approximately 3,500 pyeong (about 2.54 pyeong per household). In terms of size, it is two to three times larger than a six-star hotel with membership facilities in downtown Seoul, and on average per household, it is twice as large as the BIG3 reconstruction complexes in Gangnam.

Meanwhile, the 'Suite,' a silver town configured alongside the officetels at Baegunhosu Prugio Supsokui Achim, is also reportedly attracting high interest due to its detailed design tailored to senior demand characteristics.


In fact, Baegunhosu Prugio Supsokui Achim Suite applies senior-specialized designs such as entrance benches, no-step designs, sliding doors in all rooms, emergency call buttons, safety bars, non-slip tiles, safety guidance lights, elevator-type downward evacuation routes, and circulation paths in the master room bathroom, enhancing safety and convenience.


Also, like multi-family housing, service areas (balcony expansions) are provided, and a cross-ventilation structure is applied to ensure comfort and openness.
