Real estate industry insiders are showing keen interest in Maseok, Namyangju. It is no exaggeration to say that recent real estate benefits are moving along the GTX lines, and among them, the areas that have experienced slow development in transportation infrastructure are expected to benefit the most. Maseok Station, as the terminus of the GTX-B line, is set to become a signal flare for the development of the northern Gyeonggi region, which has been undervalued until now, and is expected to enjoy significant transportation improvements.
In addition, it is attracting attention as a ‘multi-zone’ area with diverse and abundant infrastructure such as school zones, forest zones, and mall zones.

Not only the subscription competition rate but also the proportion of apartment sales by parents in their 30s and 40s is very high. According to data from the Korea Real Estate Board, from April 2022 to March 2023, the total number of apartment sales nationwide was 303,501, of which transactions by people in their 30s and 40s accounted for about 48% (145,241), showing a high ratio. Experts analyze that this is because parents in their 30s and 40s have become the main demand group in the housing market, increasing the purchase of apartments in school zones.

In addition, the center of Hwado-eup has a one-stop school zone educational environment with Namyangju Songra Elementary, Songra Middle, Maseok Elementary, and Maseok Middle Schools. Especially, Hwado-eup in Namyangju City is eligible for the rural special admission track, one of the special college entrance tracks, attracting the attention of parents in the surrounding areas.

According to the ‘2025 Future Housing Trends’ report published by the Housing Industry Research Institute, ‘comfort’ factors such as parks and green spaces accounted for the largest share (33.0%) in ‘future housing selection factors.’ Also, in a survey by the real estate company Zigbang, ‘comfort’ factors such as proximity to parks and forests (31.6%) were the most selected as the most important factors when choosing a residential space after COVID-19.
In fact, in the sales market, demand varies depending on the presence of forest zones, and naturally, market prices also show a divided pattern.
Hwado-eup in Namyangju completed an urban healing walking trail called ‘Maseok Ucheon Greenway’ in 2021. Especially in the Maseok area, a five-day market is held, where the rich generosity and warmth of the traditional market can be felt, providing a ‘mall zone’ infrastructure that embraces many generations.
In addition, residents can enjoy the most active local infrastructure such as large hospitals, Garion Outlet, Hwado Sports and Culture Center, Hwado Library, Lotte Cinema, and CGV, with various facilities available nearby, enhancing living convenience.

As the capital region’s metropolitan express railway (GTX) project, a key national policy of the Yoon Seok-yeol administration, gains momentum, the whole country is abuzz, with the GTX-B line drawing particular attention. In Seoul, Cheongnyangni Station, and in Gyeonggi Province, the area around Maseok Station in Namyangju are the focus. Maseok Station is the terminus of the GTX-B line, and once the B line opens, it will take about 21 minutes from Maseok Station to Cheongnyangni Station. Compared to existing buses and subways, travel time is expected to be reduced by more than an hour, and since it passes through Yeouido, one of the three major business districts, it is highly rated for its excellent proximity between residence and workplace.
Moreover, the opening last month of the Namyangju Joan IC to Yangpyeong-gun Yangpyeong IC section of the Capital Region Second Ring Expressway has further increased the development potential of the Namyangju area. Two more sections, Pocheon to Namyangju Hwado and Hwado to Yangpyeong, are scheduled to open within this year, which is expected to help disperse traffic in the metropolitan area and serve as a catalyst for development in the northern Gyeonggi region.
Thus, the Maseok area in Namyangju is being re-evaluated for its development potential and future value as various development benefits and abundant infrastructure continue to be established, and especially around Maseok Station, demand is expected to remain high due to the influence of the ‘multi-zone’ effect.
