As the real estate market experiences prolonged mixed trends due to interest rate hikes and increases in basic construction costs, the 84㎡ exclusive area type, known as the "Gukminpyeong" (National Standard Size), continues to show strong popularity in the sales market.


According to data from Real Estate R114, the average competition rate for the 84㎡ exclusive area among complexes supplied nationwide last year was 14.87 to 1. This exceeds the overall competition rate (1st and 2nd priority) of 10.69 to 1. In particular, the number of applicants for the 84㎡ exclusive area reached 608,262, accounting for about 49% of the total applicants (1st and 2nd priority) of 1,251,286. Nearly half of the applicants prefer the 84㎡ exclusive area.


In fact, the 84㎡ type has demonstrated excellent performance in the subscription market.


According to Korea Real Estate Agency's Apply Home, in January, the "Changwon Lotte Castle Forest" in Changwon City, Gyeongnam, received 1,918 applications for 20 units of the 1BL 84㎡D type, resulting in a competition rate of 95.9 to 1. Additionally, the 2BL 84㎡D recorded the highest competition rate of 98.76 to 1, reflecting the high popularity of the Gukminpyeong. Furthermore, in March last year, the "Pohang Xi The Ocean" in Buk-gu, Pohang City, recorded a highest competition rate of 161.37 to 1 with 5,648 applicants for 35 units of the 84㎡B type in the first priority subscription.


Recently, the preference for the 84㎡ type has been increasing as construction companies apply specialized designs such as balcony expansions, dressing rooms, and alpha rooms, providing ample storage space relative to the area, making the effective usable space comparable to that of larger units. Moreover, based on a solid demand base, the Gukminpyeong is expected to maintain steady demand due to its higher liquidity compared to other area types even in a declining market.


An industry insider stated, "The 84㎡ type apartments recently built are designed to offer similar space utilization and openness as larger types, and their prices are relatively affordable, making them highly preferred among actual users. Especially, due to abundant demand and active transactions, their liquidity is excellent, attracting continuous interest not only from actual users but also from investors."


Meanwhile, SM Gyeongnam Enterprise announced the second phase of sales for "Gunsan Gyeongnam Honorsville The Ocean" located in Jochon-dong, Gunsan City, Jeollabuk-do.


The complex will consist of 11 buildings ranging from 5 basement floors to 29 above-ground floors, with a total of 873 units of 84㎡ and 105㎡ exclusive areas. Except for three 105㎡ penthouse units, all units are composed of the highly preferred single 84㎡ type.


Gunsan Gyeongnam Honorsville The Ocean boasts excellent product quality as it is constructed by SM Gyeongnam Enterprise, which has extensive know-how.
