- Directly Benefited Apartments Located Within 4.5km Straight Distance from Nano and Semiconductor National Industrial Complex Draw Attention
- ‘Forena Daejeon Wolpyeong Park’ Likely to Be Chosen as a Residential Area with Many Advantages in Convenience, Nature, and Transportation
‘Forena Daejeon Wolpyeong Park,’ located in Seo-gu, Daejeon, is attracting many prospective buyers, drawing significant attention. According to sales officials, since Daejeon was selected as a candidate site for the nano-semiconductor national industrial complex on the 15th, inquiries about contracts have surged, and the number of customers visiting the model house and completing contracts is steadily increasing.
In fact, customers who visited the model house have given overwhelmingly positive reviews of Forena Daejeon Wolpyeong Park. Mr. Lee (39 years old) from Munhwa-dong, Seo-gu, said, “I came to explore it as an investment because it is expected to benefit from its proximity to the Daejeon national industrial complex candidate site,” adding, “After visiting the model house and seeing it firsthand, I found many development prospects around, making it highly likely that a premium will form at the time of move-in, and the living conditions are good, so I signed the contract immediately.”
Forena Daejeon Wolpyeong Park is located within approximately 4.5 km in a straight line from the nano-semiconductor national industrial complex and is also close to the urban high-tech industrial complex (planned for information and communication industries) being developed within the Daejeon-type industrial cluster (D-Valley), emerging as a key residential area.
The Daejeon national industrial complex will be established on a 5.3 million square meter (1.6 million pyeong) site in the Gyocheon-dong area of Yuseong-gu, Daejeon Metropolitan City. It plans to attract related industries such as nano-semiconductor, new growth industries like aerospace, and urban air mobility (UAM), creating a high value-added advanced industrial cluster. The project period is from this year until 2030, with a total investment of 3.4585 trillion KRW. In particular, the city expects economic ripple effects such as a production inducement effect of 6.2 trillion KRW and employment creation of 35,000 jobs through the development of the nano-semiconductor national industrial complex.
Along with the selection of the national industrial complex, Daejeon City also announced the blueprint for the Daejeon-type industrial cluster (D-Valley). Centered on the Daedeok Research and Development Special Zone, it plans to establish a balanced development axis between the east and west regions by fostering four major future strategic industrial axes, new industries, and regionally specialized industries, aiming for Daejeon’s future development and regional co-growth.
Forena Daejeon Wolpyeong Park holds high future value with various development prospects beyond the national industrial complex. First, near the complex, the Doma-Byeondong redevelopment promotion district, with about 22,000 households, is under development, transforming the area into a new residential town. Additionally, the Daejeon urban railway tram Line 2 (planned) and Chungcheong regional metropolitan railway (planned) are within walking distance, offering premiums from improved transportation networks.
There are also many factors attracting real demand buyers. The complex is located within Wolpyeong Neighborhood Park, which is about 4 million square meters?17 times the size of Yeouido Park?allowing for a healing lifestyle. Wolpyeong Neighborhood Park will feature various themed green spaces such as comfortable forests, healthy forests, healing forests, and forest path rest areas. Moreover, the nearby Gapcheon ecological lake park will be developed along the Gapcheon walking trail.
Forena’s unique differentiated design and specialized planning are also applied. The ‘Forena Exterior Design,’ which enhances the dignity of the main gate, will be implemented. The complex is arranged mainly facing south to maximize sunlight, harmoniously combining slab-type and tower-type buildings. The residents’ community center will include sports facilities such as a golf practice range, fitness center, and GX room, as well as cultural and educational facilities like two public daycare centers, a reading room, and a book house.
The sale price is also reasonable. The sale price for the exclusive area of 84㎡ in this complex is set between 464 million KRW and 523 million KRW. This is more than 100 million KRW lower than the prices of recently supplied complexes in Seo-gu, Daejeon (593 million KRW to 633.4 million KRW for 84㎡), making it highly likely to enjoy premiums from future capital gains.
Meanwhile, Forena Daejeon Wolpyeong Park is being developed in Jeongnim-dong and Doma-dong, Seo-gu, Daejeon Metropolitan City, consisting of 1,349 households in total (659 households in Phase 1 and 690 households in Phase 2) with buildings ranging from three basement floors to a maximum of 28 floors above ground. It offers a variety of types from A to L, all with an exclusive area of 84㎡.
Contracts are being accepted on a first-come, first-served basis, and anyone aged 19 or older can sign a contract without a subscription savings account, regardless of their place of residence. Among the unsold units, buyers can select their preferred building and unit number to contract. A fixed first deposit of 10 million KRW is applied, with a resale restriction period of six months and no obligation for actual residence.
