Amid Rising Sale Prices, Affordable Prices and Multiple Transit Access at 'Shin Gyeongju Bando Yubora' Now Accepting First-Come, First-Served Unit Selection Contracts

Recently, the basic construction cost used to calculate the sale price of housing under the price ceiling system has increased by 2.05% in six months. As the rise in sale prices of newly launched complexes becomes inevitable, interest in previously sold complexes with reasonable prices is growing. Amid this, Bando Construction's 'Shin Gyeongju Bando Yubora Ivy Park' is attracting attention as it is currently accepting contracts on a first-come, first-served basis with designated unit numbers.


The Ministry of Land, Infrastructure and Transport announced that the basic construction cost applied to housing under the price ceiling system will be adjusted to 1,943,000 KRW per square meter starting in March. This is a 2.05% increase from 1,904,000 KRW per square meter announced in September last year. The rise is attributed to increased prices of raw materials such as ready-mixed concrete and labor costs.


Consequently, demand is focusing on 'Shin Gyeongju Bando Yubora Ivy Park.' Located in the public land area of Shin Gyeongju Station district, this complex benefits from the price ceiling system, offering affordable prices. Additionally, it provides a down payment of 10 million KRW at contract signing, 60% of the intermediate payment interest-free, and allows resale before registration. Moreover, since the resident recruitment announcement was made before January 2022, it is not subject to the 40% Debt Service Ratio (DSR) regulation on intermediate and final payment loans.


A sales representative stated, "As pressure on sale prices intensifies, inquiries about 'Shin Gyeongju Bando Yubora Ivy Park' have increased, and actual contracts continue steadily. This complex also boasts excellent location advantages such as proximity to the station, schools, and parks."


In fact, 'Shin Gyeongju Bando Yubora Ivy Park' offers an optimal residential location. It is within walking distance to KTX Shin Gyeongju Station on the Gyeongbu Line (KTX, SRT), and enjoys a triple station premium with access to three lines: the Jungang Line (Dongdaegu~Shin Gyeongju~Busan), the Donghae Nambu Line (Pohang~Shin Gyeongju~Busan), and the Gyeongbu Line. Furthermore, the double-track electrification project between Dodam (Damyang-gun) and Yeongcheon is scheduled for completion by the end of 2023, and the entire Jungang Line section (Cheongnyangni~Shin Gyeongju Station) is expected to open by the end of 2024, enhancing transportation accessibility.


Moreover, an elementary school is planned within walking distance, and a large park and ecological stream are located right in front of the complex, providing a favorable environment for children's education. The surrounding area also includes large supermarkets, commercial and office sites, and government offices, offering abundant living infrastructure.


Additionally, the Shin Gyeongju Station district where the complex is located has been designated as a hub development-type investment leading district by the Ministry of Land, Infrastructure and Transport, and is expected to benefit from this. The 'Shin Gyeongju Station District Haeoreum Platform City' project will develop a self-sufficient city with integrated metropolitan transportation connections on a 1,132,529㎡ area around Shin Gyeongju Station, with a total budget of 540.7 billion KRW by 2031. Along with this, a complex transfer center (transfer parking lot, convention facilities, cultural and assembly facilities), a multipurpose sports complex, and green energy facilities (hydrogen integrated facilities) will be established.


The design is also excellent. The complex is mainly oriented southward for superior lighting and is designed with a 4BAY slab-type structure for excellent ventilation (excluding some units). In addition, storage space is maximized with features such as alpha rooms (84㎡), and the kitchen is designed considering the flow of housewives, with an expanded kitchen window for openness and a clean entrance area.


Furthermore, the complex will include Bando Construction's nationally verified education-specialized facility, the on-site 'Separate Learning Center.' This center will offer customized learning programs in collaboration with renowned academies and professional educational institutions. It will also provide a public daycare center and a community care center (B4 BL) within the complex to ease childcare concerns. The Separate Learning Center has received positive reviews from residents in Daegu National Industrial Complex and Ulsan Songjeong, and is expected to attract significant interest in the Shin Gyeongju Station district as well. Additionally, Yubora's customer-tailored special facilities such as a fitness center, small library, and golf practice range will be provided.


'Shin Gyeongju Bando Yubora Ivy Park' will be developed on B4 Block (1,100 households) and B5 Block (390 households) in the Shin Gyeongju Station district, Gyeongju-si, Gyeongsangbuk-do. It will consist of 14 buildings with two basement floors and up to 29 floors above ground, totaling 1,490 households. All units are small to medium-sized, ranging from 74 to 84㎡, which are highly preferred by actual residents.


Meanwhile, the model house for 'Shin Gyeongju Bando Yubora Ivy Park' is currently open, and move-in is scheduled for January 2025.
