The ‘Riversen SK View Lotte Castle,’ a housing redevelopment project in the Jung-hwa 1 Redevelopment Promotion Zone in Seoul, has completed all subscription and contract schedules and is now offering 23 remaining units on a first-come, first-served basis due to disqualifications and other reasons. Following the government’s real estate policy, the regulation area has been lifted, shortening the resale period. Since these are remaining units after the subscription and contract procedures, interest is focused on demanders who were previously restricted from subscribing, such as homeowners who could not apply and residents from other regions hoping to move into Seoul.


Despite the cold wave in Seoul’s subscription market, this complex continues to attract real demand buyers due to its excellent location near Line 7’s ultra-station area with easy access to Gangnam and superior product quality, achieving a high final contract rate of 95.4% and maintaining its popularity.


The outstanding contract rate compared to other apartments launched around the same time in Seoul is analyzed to reflect buyers’ expectations for cost-effectiveness and future value.


Riversen SK View Lotte Castle is located in Jung-hwa-dong, Jungnang-gu, Seoul, and is developed as a large complex with a total of 1,055 units. Among them, 501 units with exclusive areas ranging from 39 to 100㎡ were offered for general sale.


Riversen SK View Lotte Castle boasts excellent residential conditions encompassing transportation, school districts, lifestyle, and natural environment. First, it is an ultra-station area complex located just a 2-minute walk from Jung-hwa Station on Subway Line 7, allowing quick travel to Gangnam without transfers. It is also accessible to Sinimun Station on Line 1, Jungnang Station on the Gyeongui-Jungang Line, Taereung Entrance Station on Line 6, Gyeongchun Line, Gyeongui-Jungang Line, and Sangbong Station for KTX. The nearby Sangbong Station is also scheduled to be served by the GTX-B line, which will further improve transportation conditions in the future.


Nearby schools include Sinmuk Elementary, Mukdong Elementary, Jangan Middle, Jungnang Middle, and Jung-hwa High School, with Kyung Hee University, University of Seoul, and Hankuk University of Foreign Studies also adjacent, providing abundant educational facilities in the vicinity.

A sales official stated, “The reason many people chose Riversen SK View Lotte Castle is because it is a large complex with excellent location and products, developed by two major construction companies with strong brands, making it a landmark in the area.” He added, “Although the Seoul real estate market is somewhat cooling down, the shortage of new large-scale apartment move-ins continues, and supply may shrink due to the upcoming economic downturn, so the scarcity of new large-scale apartments is likely to increase.”


Meanwhile, Riversen SK View Lotte Castle is operating a model house, and on January 28 (Saturday) from 10 to 11 a.m., customers visiting the model house who wish to contract for some remaining units will be selected by lottery to sign designated contracts for the remaining units. The remaining units include 22 units of type 84C (partially rentable units) and 1 unit of type 100A, totaling 23 units. Additionally, all contract holders in this first-come, first-served contract for the remaining units will receive a small gift.
