'Buseong Station Unam Firstville' at the Center of Future Industry Development

Buseong Station (planned) Unam Firstville is located in Cheonan City’s Buseong District A-2BL and consists of 6 buildings with a total of 316 units, ranging from 2 basement floors to a maximum of 20 floors. The Cheonan area, where the complex is located, is emerging as a hub for future strategic industry development, one of the 120 national agenda tasks under the new government this year.


Industrial complexes such as semiconductor and battery businesses are concentrated here, and the recently most attention-grabbing electric vehicle industry and advanced material parts are also established from Samsung SDI and related general industrial complexes from Complex 1 to Complex 9, where about 700 companies and 40,000 employees are already working. Additionally, a total of 10 new industrial complexes, including the Northern BIT and Jiksan Urban High-tech Industrial Complex, are scheduled to be developed by 2025.


Large-scale investments are planned for each industrial complex. For example, Samsung Display’s Cheonan and Asan plants are expected to invest a total of 13 trillion KRW by 2025 to build the Q1 line, a mass production line for Quantum Dot (QD) displays, with an estimated indirect employment effect of about 80,000 people over five years.


Other industrial complexes are expected to receive a total project cost of 1.8425 trillion KRW, and if all industrial complexes are established, a total employment creation effect of 23,838 jobs is anticipated.


With such a solid demand base, Cheonan had been designated as a real estate adjustment target area due to the hot subscription fever, but it was released from the real estate adjustment target area after 21 months last September, releasing pent-up demand for home ownership into the market.


Many advantages of complexes located in the housing district attract attention

The Buseong District, where the complex is located, is a new residential town under development with a total area of approximately 500,856㎡ and a planned 2,471 households. Especially, as it plays a key role in the northern Cheonan development project connecting Samsung Display Cheonan Plant to Seongseong District and Buseong District, it is expected to secure excellent future value and enhance residential value.


In particular, apartments in housing districts offer excellent living conditions, and due to the planned nature of housing districts, development is steady, and there are no entertainment or nuisance facilities, providing an overall pleasant living environment. The total project cost is 40.3 billion KRW, and it will be constructed with a total floor area of 2,478㎡. Construction started this year and is expected to proceed rapidly.


Moreover, it takes only 10 minutes by car to reach Seongseong District and Dujung District, allowing shared living zones and infrastructure. Facilities such as E-Mart, Lotte Mart, Cheonan Agricultural and Marine Products Wholesale Market, and Dankook University Hospital are also conveniently accessible.


Right in front of the complex are Budae Elementary and Budae Middle Schools, accessible by walking, providing safe commuting conditions for children. Sindang High School is also nearby, allowing students to complete 12 years of schooling without worrying about moving. Additionally, educational facilities such as Kongju National University Cheonan Campus, Korea University of Technology and Education 2nd Campus, Dujung Academy District, and Dujung Library are adjacent.


Various financial benefits reduce the burden on buyers

Buseong Station Unam Firstville offers various financial benefits, including a fixed contract deposit of 10 million KRW and the only full interest-free mid-payment benefit in the area.


The full interest-free mid-payment benefit is particularly noteworthy. With ongoing interest rate hikes, the financial burden of mid-payment loan interest can increase, but Buseong Station Unam Firstville offers mid-payment loans with zero interest, eliminating the financial burden of interest.


Assuming a mid-payment loan interest rate of 6% and based on the standard floor sale price of each complex, a simple calculation shows that about 20 million KRW in financial costs can be saved.


This amount is almost equivalent to purchasing a small car, making the difference significant.


An expert said, “In a situation where interest rate hikes are burdening both suppliers and buyers, it is rare to find complexes offering interest-free benefits to buyers based on their own capital.
