The strength of residential complexes with waterfront locations and views continues in the Busan real estate market. It is analyzed that the concentration of demand from buyers seeking a smart single property is ongoing due to excellent residential comfort, scarcity, and the resulting premium expectations.


In fact, in the Busan real estate market, districts such as Haeundae-gu and Suyeong-gu, which have waterfront locations like the sea in Haeundae and Gwangalli and the Suyeong River, are steadily increasing their value as preferred residential areas.


Also, the top five most expensive housing complexes in Busan were all found to have waterfront locations and views. In particular, 'LCT' and 'Daewoo Trump World Centum,' which recorded the highest housing prices in Busan, are located in front of the Haeundae sea, offering sea views, with average sale prices per 3.3㎡ of 69.44 million KRW and 47.99 million KRW respectively, forming price levels comparable to Seoul's Gangnam area.


This trend is also seen in the pre-sale market. For example, in Gangseo-gu, the recently supplied 'e-Pyeonhansesang Eco Delta Centerpoint' in Eco Delta City attracted over 11,000 subscription applications due to its advantage of being near the planned waterfront park, completing the first-priority subscription with an average competition rate of 79.90 to 1.


An industry insider said, "This is an example showing that preference for waterfront locations and views remains strong in Busan despite the overall market's slight downturn," adding, "As the real estate market regains momentum with the recent lifting of regulations across all areas in Busan, the preference for a smart single property is expected to grow further, and the strength of complexes with waterfront locations and views will continue."


Meanwhile, in Myeongji International New City, Gangseo-gu, Busan, Shinsegae Construction is introducing 'Villiv Myeongji Duclass,' which offers waterfront views.
