Hanwha Construction is currently conducting contracts for the knowledge industry center ‘Signature Gwanggyo Phase 2,’ located near Sanghyeon Station on the Shinbundang Line. ‘Signature Gwanggyo Phase 2’ is expected to be popular due to its excellent accessibility to Gangnam via the Shinbundang Line.


‘Signature Gwanggyo Phase 2’ is situated on urban support facility land within the Gwanggyo New Town development district. It covers a site area of 7,968.30㎡, with 4 basement floors and 10 above-ground floors, totaling a gross floor area of 32,191.80㎡. The complex includes a knowledge industry center, dormitories, and neighborhood living facilities, and it has attracted attention even before sales as it is the last knowledge industry center to be built in the Gwanggyo New Town development district.


‘Signature Gwanggyo Phase 2’ boasts excellent transportation conditions. It is within walking distance of Sanghyeon Station on the Shinbundang Line, from which it takes about 30 minutes to reach Gangnam Station and approximately 15 minutes to Pangyo Station. The Shinbundang Line extended its route in May to include the Sinnonhyeon-Nonhyeon-Sinsa Station section, and the extension project for the Homaesil section is scheduled to begin construction next year.


Its wide-area transportation network also offers outstanding accessibility to various parts of the country. It is adjacent to Sanghyeon IC on the Yongin-Seoul Expressway, Dongsuwon IC on the Yeongdong Expressway, Singal JC on the Gyeongbu Expressway, as well as Poeun-daero (National Road 43).


Above all, ‘Signature Gwanggyo Phase 2’ attracts attention with its specialized design. Taking advantage of its location adjacent to Maebong Forest and Gasan Stream, all above-ground units offer forest views, and some units feature balconies and terrace designs.


For relaxation spaces, there is the Signature Garden, which allows natural light to reach down to the second basement level, and a luxurious lobby space planned to span from the second basement to the first floor above ground.


A separate dormitory building will also be constructed. The dormitory consists of 57 units ranging from 39 to 98㎡ in exclusive area. Residents can also enjoy the natural environment nearby, including Maebong Forest and Gasan Stream. A major advantage is the forest view of Maebongsan Mountain and the ability to take walks along Gasan Stream. Nearby parks such as Gwanggyo Lake Park and Gwanggyo Central Park are also accessible.


The area is equipped with abundant industrial infrastructure. Gwanggyo Technovalley and Samsung Electronics Suwon Campus are nearby, allowing for potential collaboration with related companies. With a population of approximately 1.19 million in Suwon City and about 1.06 million in Yongin City as the hinterland demand, it is advantageous for proximity between residence and workplace.


‘Signature Gwanggyo Phase 2’ is located in Yongin City, which falls under the growth management zone. Companies relocating from the metropolitan area overconcentration zones (Seoul, Incheon, Bucheon, Goyang, Seongnam, Anyang, Uiwang, Gunpo, etc.) are eligible for a 100% corporate tax exemption for four years under the Restriction of Special Taxation Act, followed by a 50% exemption for two years. Acquisition tax is also exempted 100% for four years and 50% for two years thereafter. For the knowledge industry center, interest-free loans for interim payments are supported (conditions vary by bank), and final payment loans of over 70% are possible.


The ‘Signature Gwanggyo Phase 2’ knowledge industry center is currently operating a promotional center.
