Goldland J&J (developer) has opened the promotional center for ‘Ocean Central Biz’ and officially started sales.
The complex will be built in Poseung-eup, Pyeongtaek-si, Gyeonggi-do, consisting of two buildings ranging from 2 basement floors to 40 above-ground floors, with a total floor area of approximately 240,000㎡. It has been certified by the KRI Korea Records Institute as the ‘world’s largest port complex support facility.’ Daewoo Construction is in charge of construction, and it will be developed as a mixed-use knowledge industry center combining knowledge industry facilities and neighborhood living facilities.
‘Ocean Central Biz’ offers office spaces tailored to different work types such as manufacturing, smart, and business types, attracting diverse corporate demands. Manufacturing factories will be located from basement level 1 to the 4th floor, while section-type and smart factories will be on floors 5 through 39. Some southwest-facing units offer ocean views of the Seohae Bridge.
Customized specialized designs have also been introduced. The floor height is constructed up to a maximum of 6.9 meters, providing excellent space utilization. Both drive-in and door-to-door systems are applied simultaneously to facilitate convenient logistics loading and unloading at each business site. Manufacturing factories are equipped with air quality sensors to monitor indoor air conditions in real time and maintain a comfortable indoor environment 24/7 through air purification panels. Parking space is also ample, with a total of 1,851 spaces, exceeding the legally required number. Additionally, each unit is equipped with an Internet of Things (IoT) office system to enhance work efficiency and convenience for employees, helping companies reduce costs and improve productivity.
As a large-scale knowledge industry center, various community facilities will be provided. The complex includes shared conference rooms and a central waterfront park. On the 5th floor, there will be a lawn plaza, outdoor basketball courts, and futsal fields. From the 6th to the 11th floors, terrace gardens will be created on each floor. Notably, the 40th floor will feature a sky lounge offering views of the West Sea, Seohae Bridge, and Pyeongtaek Port, creating a pleasant work environment and relaxation space.
Excellent location for businesses with abundant development prospects, enhancing future value
The location is outstanding. Nearby is the planned Pyeongtaek Automotive Cluster, which will lead the future automotive industry, and it is adjacent to the Gyeonggi Free Zone Pyeongtaek Poseung BIX, which includes advanced industrial clusters. The Pyeongtaek-Dangjin Port, scheduled for development by the government with a total investment of 5.9 trillion KRW by 2030, is also nearby.
Pyeongtaek Poseung BIX is a project to develop a 2,046,000㎡ industrial, logistics, and residential complex site in Poseung-eup, Pyeongtaek-si, with a project cost of 770.2 billion KRW. Since its completion in December 2020, companies related to automotive parts, chemicals, and machinery have been moving in one after another. Recently, foreign companies such as IKEA Korea have invested 676 million USD, and Hyundai Mobis has announced a 35 billion KRW investment to build a core electric vehicle parts factory, increasing attention to the area.
The surrounding area is rich in industrial complexes and companies, including Poseung National Industrial Complex and Wonjung National Industrial Complex, providing abundant demand and expected synergy effects among companies. Additionally, a hinterland complex for Pyeongtaek Port, capable of handling the largest volume of automotive cargo in Korea, is under development, which is expected to absorb significant demand for knowledge industry centers linked to automotive content.
A large-scale logistics center will also be established. IKEA’s complex logistics center, covering 102,000㎡, is planned, and Shinsegae Construction won the contract last year for the ‘Pyeongtaek Poseung Logistics Center New Construction Project,’ with an investment amount of 149.7 billion KRW.
‘Ocean Central Biz’ is equipped with a well-connected wide-area transportation network. It is located near key western regional expressways such as Seohaean Expressway, Pyeongtaek-Siheung Expressway, and Pyeongtaek-Jecheon Expressway, including the international trading port Pyeongtaek Port, providing excellent accessibility to the southwestern metropolitan area and Chungcheong region. Furthermore, multiple wide-area transportation networks such as the Seohae Line double-track railway Anjung Station (planned), Poseung-Pyeongtaek Line (planned), and Western Inland Expressway (planned) are scheduled to open, further improving access to the metropolitan city center.
The one-stop business infrastructure is also noteworthy. Neighborhood living facilities will be located from basement level 1 to the 2nd floor within the complex, designed as street-type commercial spaces adjacent to the roadside to maximize visibility and accessibility. The knowledge industry center can secure a fixed demand of approximately 25,000 people centered on tenant companies, ensuring stable rental income, with abundant hinterland demand mainly from workers in nearby industrial complexes.
‘Ocean Central Biz’ also offers various tax benefits. Temporary acquisition tax reductions of 50% and property tax reductions of 37.5% are provided exclusively to tenant companies, and value-added tax refunds are available for new purchases. Loans are relatively easy to obtain, no subscription savings account is required, and there are no restrictions related to winning limits or home ownership.
