Brand Stronger in Recession: Large Complex Apartment 'Dalseo Prugio Signature' in Spotlight

Amid a sluggish real estate market caused by soaring prices, rising interest rates, and stagnant transactions, large-scale branded apartment complexes are gaining attention.


According to Real Estate R114, from January to May this year, a total of 594,08 general supply apartments were supplied nationwide, with 687,227 applications submitted for first priority subscriptions. Among these, major branded apartments including Prugio saw 24,387 units supplied and attracted 411,405 subscription accounts. In contrast, non-major branded apartments supplied 35,021 units and received 275,822 applications during the same period.


Large-scale branded apartment complexes also boast excellent liquidity. As of March, the average sale price per 3.3㎡ for apartments nationwide with 1,000 to 1,499 units was analyzed at 22.85 million KRW. During the same period, apartments with ▲700?999 units averaged 20.47 million KRW ▲500?699 units 19.74 million KRW ▲300?499 units 18.90 million KRW ▲under 300 units 18.62 million KRW. The price difference between small complexes with fewer than 300 units and large complexes with over 1,000 units was approximately 4.23 million KRW, with large complexes priced 22.7% higher than smaller ones.


Large-scale branded apartment complexes enjoy high local recognition, attracting strong demand for rental and lease, making rental activation easier. They stand out as landmarks immediately upon completion, and their superior product value is supported by specialized interior designs and various community facilities, resulting in high residential satisfaction. Rapid development of surrounding infrastructure such as education and transportation further increases their appeal to buyers.


Industry experts say, “Large-scale branded apartment complexes are increasingly preferred because they offer stability, product quality, and future value. However, in provincial metropolitan cities, large-scale land development zones capable of supplying such complexes are scarce, making large-scale supply rare.” They added, “With recent increases in construction material costs causing delays in redevelopment projects, the market value of large-scale complexes is expected to rise further.”


Given this situation, demand is focusing on large-scale apartment complexes currently supplied in the market.


The most representative example is Daewoo E&C’s ‘Dalseo Prugio Signature.’ This complex is located in Bonri-dong, Dalseo-gu, Daegu, consisting of six buildings ranging from six basement floors to a maximum of 49 floors above ground, with a single exclusive area of 84㎡. It is a landmark large-scale complex comprising a total of 1,157 residential units (993 apartments and 164 residential officetels) along with commercial facilities within the complex.


‘Dalseo Prugio Signature’ is a prime complex with excellent location and expected value, attracting quick-moving end-users and investors. It offers convenience for residents and high development potential for investors. Especially with the anticipated lifting of Daegu’s regulated area status, the complex is expected to be free from various restrictions, potentially increasing its value.


As it is the first ‘Prugio’ branded apartment in Dalseo-gu in about 10 years, it is expected to enjoy brand premium, and its sale price is set lower compared to other complexes currently being sold in Dalseo-gu.


The ability to resell pre-sale rights before moving in also attracts investors. The current resale restriction period for pre-sale rights is up to three years, but ‘Dalseo Prugio Signature,’ designed as a large complex with over 1,000 households, has a construction period exceeding three years, allowing resale before moving in. Additionally, the payment period for the sixth installment of the intermediate payment is over 10 months, providing ample time for resale without burden.


The officetels are even more popular as corporate contracts are allowed. Corporations, unlike individuals, are not subject to heavy capital gains tax, making real estate transfers within one year cheaper than individual capital gains tax.


‘Dalseo Prugio Signature’ offers convenient access to downtown and outskirts via a bus stop adjacent to the complex, and easy entry to Namdaegu IC and Seongseo IC through Waryong-ro, Guma-ro, and nearby Dalgubeol-daero. Within approximately 500 meters are Deokin Elementary School and Saebonri Middle School, with Daegun High School and Hyoseong Girls’ High School also nearby. Additionally, Homeplus Seongseo Branch, Nonghyup Hanaro Mart Seongseo Branch, and CGV Daegu Wolseong Branch are adjacent to the complex, providing convenient shopping and cultural facilities. Dalseo-gu Office and Daegu Medical Center are close by, and the area boasts many parks such as Haksan Park, Duryu Park, and Janggi Park, offering a pleasant residential environment.


There are also abundant development benefits. Starting with KTX Seodaegu Station, the ‘Seodaegu Station Area Urban Development Project’ is accelerating, including the construction of a large-scale development featuring a Seodaegu Station complex transfer center for express and intercity buses, luxury hotels, complex shopping malls, park cultural facilities, and eco-friendly ecological cultural parks. Once development projects around Seodaegu Station are completed, the residential environment in the area is expected to improve significantly. Approximately 1.5 km away, the Daegu Metropolitan City Hall new building project is also underway.


Meanwhile, ‘Dalseo Prugio Signature’ is operating a model house and offers a ‘Home to Home’ service to enhance customer convenience. The Home to Home service is a pick-up service that visits customers at their desired time and place. Reservations for Home to Home can be made by calling the Dalseo Prugio Signature representative number to set the pick-up location and time.


Visitors to the model house can also participate in gift-giving events and prize draws. The draw event is scheduled to be held every Saturday at 3 p.m. starting in July, and visitors can enter using the entry tickets received upon visiting.
