Recently, as the threshold for subscription has risen, demand has been increasing for residential products that do not require a subscription savings account. As a result, younger generations who have been pushed out of the point-based subscription market are also growing their interest in officetels and small-sized housing. Anyone aged 19 or older residing in Korea can apply, regardless of home ownership status, allowing even homeowners to participate. There are no restrictions on re-winning either.

The complex consists of two buildings ranging from four basement floors to 25 above-ground floors, including 50 officetel units, 262 small-sized housing units, and neighborhood living facilities. The total number of general sale residential units is 277.


‘Eunpyeong Ja-i The Star’ has less burden from subscription regulations, and since 100% of the general sale units are allocated by lottery, not only single-person households but also newlyweds and young workers have a chance to win. Accordingly, the officetel subscription held on the 15th showed a high competition rate.


In fact, for the 50 officetel units, a total of 8,664 applications were received, resulting in an average competition rate of 173.28 to 1, with all types fully subscribed. For the 2nd group’s 84㎡T and 84㎡T-1 types with 3 units available, 3,829 applications were submitted, recording the highest competition rate of 1,276.33 to 1.


Subscription for small-sized housing will begin on the 20th of next week, with applications accepted in groups 1 to 3. Since it is possible to apply for both officetel and small-sized housing simultaneously, those who win officetel units can also apply for small-sized housing.


Even those who find it difficult to make early payments due to lack of subscription funds can easily participate. There are no residential area restrictions, so applications can be made without residing in Seoul, making it a practical alternative for those dreaming of moving to Seoul. Recently, as the supply shortage centered around Seoul intensifies, interest in Seoul supply complexes like this one is increasing.


In the case of officetels, resale is possible immediately after contract, allowing for early capital gains, and various specialized designs for actual users are also provided. The officetel features an exclusive 84㎡ layout with a two-sided open living room and 4BAY design for comfortable living, and some units include terraces for ample space utilization.


The small-sized housing has an exclusive 49㎡ layout with a slab-type 3BAY design, two bathrooms, and an island kitchen. Since this specialized design is difficult to enjoy in residential complexes of the same size, a high level of satisfaction is expected.


Moreover, there are no paid options. Finishes, system air conditioners, Syscline, Objet refrigerators, dishwashers, and microwave ovens are provided free of charge, reducing the burden of additional options or purchasing appliances.


Transportation infrastructure is well established within walking distance of Eungam Station and Saejeol Station on Line 6. When the Western Line and Goyang-Eunpyeong Line, currently under construction at Saejeol Station, open, all three lines will be accessible on foot. Additionally, the GTX-A line is planned to be added at nearby Yeonsinnae Station, making access to Gangnam even more convenient.


Living infrastructure includes E-Mart Eunpyeong Branch, Hanaro Mart, Sinsa 1-dong Community Center, and a general hospital. For vehicle users, access to Starfield Goyang and IKEA Goyang is also convenient.


Meanwhile, the announcement of officetel winners and official contracts for ‘Eunpyeong Ja-i The Star’ will take place over two days starting on the 16th, while subscription for small-sized housing begins on the 20th, with winner announcements on the 21st and official contracts on the 23rd. A model house is also open for viewing.
