Naepo New Town Knowledge Industry Center 'Metapia' Office-Tel Type Dormitory Investment Value Attracts Attention

Naepo New Town Knowledge Industry Center 'Metapia' Office-Tel Type Dormitory Investment Value Attracts Attention

‘Metapia,’ a knowledge industry center in Naepo New Town, the only innovation city in Chungnam, is set to be launched for sale in June. It is a complex-type knowledge industry center equipped with dormitories at officetel standards and live offices. Located in the high-tech industrial complex of Naepo New Town, where many government offices and companies are concentrated, it offers a convenient location for business activities.


Knowledge industry centers with dormitories are gaining attention. Dormitories improve workers' productivity by reducing commuting time and enhancing quality of life, thereby increasing job satisfaction. Since they directly and indirectly affect profits, companies are increasingly gathering in knowledge industry centers equipped with dormitories.


Kwon Gang-su, director of the Korea Startup Real Estate Information Center, said, “Knowledge industry centers with dormitories have steady demand from workers and high preference among tenant companies, attracting investors' interest. Among them, dormitories designed at officetel standards with comfortable living environments are especially popular.”


This is why the Metapia knowledge industry center is attracting attention. ‘Metapia I’ is planned to be built in Singyeong-ri, Hongbuk-eup, Hongseong-gun, Chungnam, with one basement floor and seven above-ground floors, covering a total floor area of 47,538.65 ㎡. It will include warehouses, manufacturing-type factories, a knowledge industry center with live offices, dormitories, and neighborhood living facilities. ‘Metapia II’ will also be located in Singyeong-ri, Hongbuk-eup, Hongseong-gun, Chungnam, with one basement floor and five above-ground floors, covering 20,813.46 ㎡, consisting of a knowledge industry center with manufacturing-type factories.


‘Metapia’ boasts excellent product value with various customized products such as live offices and dormitories, and space design considering tenant companies. It will feature built-in system live offices, a smart drive-in & door-to-door system (excluding some units), freight elevators, and underground warehouses for storage. Additionally, it will provide diverse convenience facilities and high-quality community spaces to enhance work efficiency. Facilities such as terraces (excluding some units), meeting rooms, lounges, shower rooms, balconies, laundry rooms, kitchens, fitness centers, and rooftop gardens will be offered.


The complex boasts a prime location in the high-tech industrial complex within Naepo New Town, ideal for businesses. Naepo New Town houses over 120 administrative agencies, including the Chungnam Provincial Government Office, and has an integrated administrative network. The high-tech industrial complex, located in Hongbuk-myeon, Hongseong-gun, Chungnam, spans 1.26 million ㎡ and consists of industrial facility sites and industry-academia cooperation facility sites. It is scheduled for completion by the end of December this year. The industrial facilities will host advanced manufacturing industries such as electronics, electrical, medical, machinery, and automobile parts, while the industry-academia cooperation facilities will accommodate knowledge and cultural industry facilities like programming and science technology services.


Thirty-eight companies and institutions have been attracted to the Naepo high-tech industrial complex. Among them, five manufacturing companies have started normal factory operations, nine companies and institutions are constructing factories and research centers, and 24 companies have purchased land and are preparing for construction. Furthermore, various favorable developments such as attracting an AL data center, designation as a hydrogen energy regulatory free zone, and attracting a KBS broadcasting station are planned. Consequently, Naepo New Town is expected to become a regional innovation hub linking industrial cities in the Chungcheong region such as Seosan, Yesan, Asan, and Dangjin.


The area is also well-connected by transportation networks. Hongseong Station is located just 10 minutes by car, and roads such as Eungbong-ro, Chungnam-daero, and Docheong-daero provide easy access to nearby industrial complexes like Jeunggok Specialized Agricultural and Industrial Complex, Eungbong Industrial Complex, and Sapgyo Specialized Agricultural and Industrial Complex. Additionally, Haemi IC connecting to the Seohaean Expressway and Yesan Sudeoksa IC on the Dangjin-Yeongdeok Expressway are nearby, facilitating travel to other regions. Major transportation projects such as the Seohaeseon and Janghang Line double-track railways (scheduled for 2023) and the Western Inland Expressway (Pyeongtaek-Buyeo section, scheduled for 2024) will enable reaching Seoul within an hour once completed.


Moreover, the presence of green spaces such as Naru Park and Hasan Park, equipped with multipurpose sports facilities near the knowledge industry center, is noteworthy. Having parks and green rest areas near workplaces enhances a pleasant working environment, boosting work efficiency. Unlike most knowledge industry centers located in industrial complexes, Metapia is situated within an innovation city, offering excellent proximity between residence and workplace.


Unlike apartments, ‘Metapia’ does not require a subscription savings account and is relatively free from restrictions such as resale limitations. Especially, it offers various tax benefits to tenant companies, including a 50% acquisition tax reduction and a 37.5% property tax reduction until December 31, 2022, and value-added tax refunds for new purchases. Financial support is also available for company relocations and new or expanded businesses. Additionally, since tenant companies tend to lease long-term once settled, stable rental income can be expected, and loans up to 70-80% of the sale price are possible.


Meanwhile, ‘Metapia’ is currently operating a sales promotion center.
