With the recent surge in construction material prices leading to anticipated increases in sale prices, investor interest is focusing on income-generating products currently on the market. In particular, unlike apartments subject to price regulations, commercial facilities are being analyzed as the most affordable option right now.
In fact, prices of construction materials and minerals are rising simultaneously. Cement sales prices increased by 15.2% last month, and high-strength rebar used in building framework construction surged by 30% year-on-year to 1.05 million KRW per ton as of January this year.
An industry insider stated, “As overall construction costs have significantly increased due to rising material prices, some commercial buildings have halted construction,” adding, “Moreover, since price increases in the second half of the year are inevitable, buyers are flocking to currently available commercial properties to invest before prices rise further.”
Income-generating real estate is benefiting from the government's stringent apartment regulations, attracting investor attention. Among these, commercial facilities located in areas with strong transportation infrastructure and upcoming transport developments are emerging as promising investment destinations.
Consequently, many investors are focusing on ‘Hillstate Harbor House Square,’ supplied by Hyundai Construction in Incheon. This commercial facility is currently accepting applications, with confirmed sale prices set at reasonable levels. Additionally, it boasts excellent location conditions and various transportation benefits, promising future value.
Located in Sinheung-dong 2-ga, Jung-gu, Incheon, ‘Hillstate Harbor House Square’ covers a total floor area of approximately 2,000㎡, consisting of 31 units across the first and second floors above ground. It is developed alongside 1,267 residential-type residences, securing a stable demand base.
Surrounding the commercial facility are companies such as CJ CheilJedang, Incheon Port Authority, Incheon Customs Headquarters, and Hyundai Steel, as well as Incheon Port nearby. Industrial complexes like Incheon General Industrial Complex, Incheon Machinery General Industrial Complex, and Juan National Industrial Complex are also close, providing a potential workforce demand base.
Furthermore, the area forms a concentrated commercial district absorbing approximately 2,000 apartment households, including the Samik Apartments (scheduled for reconstruction), making it advantageous for securing local demand. Nearby schools such as Shingwang Elementary, Songdo Middle, and Incheon Girls’ Commercial High School are within walking distance, adding potential student demand.
‘Hillstate Harbor House Square’ is located on a main road corner, offering excellent visibility and superior transportation conditions. Sinpo Station and Sungui Station on the Suin-Bundang Line are within walking distance, and the nearby Metropolitan Area 2nd Ring Expressway and 2nd Gyeongin Expressway provide convenient access from Incheon and the metropolitan area, facilitating demand attraction.
Transportation developments are also planned, enhancing future value. At Songdo Station, just two subway stops away, the Wolgot-Pangyo Line express, allowing direct travel to Pangyo without transfers, is scheduled to open. Additionally, the Incheon-origin KTX Gyeongbu Line connecting Incheon to Busan and Mokpo is planned, expected to increase foot traffic through improved accessibility.
Large-scale development projects are also underway. Adjacent to Incheon Inner Port, the redevelopment of Piers 1 and 8 is in progress. Upon completion, this project is expected to attract significant foot traffic, accelerating commercial district revitalization. The project covers approximately 429,000㎡ of Inner Port Piers 1 and 8, transforming the area into a marine-friendly cultural space combining commercial and cultural facilities, specialized parks, plazas, beachfront promenades, and residential areas.
The sales promotion center is available for consultations by prior appointment, and thorough hygiene management and disinfection measures are in place to ensure visitor safety.
