Amid continuous sellouts and regulatory easing, the value of 'residential officetels' is steadily rising, with particular attention focused on those located in new towns or land development districts.
It is analyzed that these areas, known for their excellent location and residential conditions with high housing preference, are seen as opportunities to enter at relatively low thresholds, thereby increasing their popularity day by day.
In fact, the sellout streak of residential officetels in new towns and land development districts that began last year continues this year as well. For example, in January, 'Dongtan Station Hyundai Weverforet' in Dongtan 2 New Town received 12,226 subscription applications, showing an average competition rate of 138.93 to 1 and sold out completely.
Also, in April, 'Deogeun DMC Aileen's Garden Central (Blocks 8, 9, 10)' in Deogeun District, Goyang City, closed subscriptions with an average competition rate of 43 to 1. Notably, this complex recorded a highest competition rate of 190.8 to 1 (Block 10, 84㎡A type), reflecting strong interest from buyers.
An industry insider stated, “Compared to apartments, residential officetels have fewer subscription and loan regulations, making them less burdensome, and since scoring points are not considered, the chances of winning are higher. This seems to be attracting a steady influx of buyers aiming to enter new towns and land development districts.” He added, “Especially in new towns or land development districts, residential officetels are showing price increases comparable to apartments, further attracting buyers looking to gain capital gains.”
Meanwhile, in Gwacheon Knowledge Information Town, a land development district in the Gangnam area known for its quasi-Gangnam location and high future value, the supply of 'Hillstate Gwacheon Decentro' is scheduled. Given the high preference of buyers and the continuous sellout of residential facilities in Gwacheon Knowledge Information Town, this complex is also expected to attract significant attention.
Hillstate Gwacheon Decentro will be developed as a residential complex combining officetels, section offices, and commercial facilities in Blocks 1-2 and 3 of the commercial area (Phase 1), and Blocks 3-1 and 3-2 (Phase 2) in Gwacheon Knowledge Information Town, Gwacheon-si, Gyeonggi-do. Each block will have one building, totaling two buildings, constructed from six basement floors to 15 above-ground floors.

A sales official said, “Gwacheon City, where the complex is being developed, has high thresholds for apartment subscription wins and entry, so there is already considerable interest and inquiries from buyers looking for residential officetels, which have relatively fewer regulations.” He added, “Moreover, Gwacheon Knowledge Information Town is known for abundant small officetel rental demand, especially from workers of numerous companies that have confirmed their move-in, which is also driving significant interest in these products.”
In fact, Gwacheon Knowledge Information Town is seeing continuous news of relocations and developments by leading companies in various fields, and the demand for small officetel rentals is expected to steadily increase. Notably, Pearl Abyss, which has built a new headquarters and announced its relocation, is about to move in. Several pharmaceutical companies such as JW Group, Anguk Pharmaceutical, Kyungdong Pharmaceutical, and Il Sung Pharmaceutical have also announced relocations. Additionally, 116 excellent companies including Kolon Global, KOTITI Testing & Research Institute, Visang Education, two university-industry cooperation foundations, and various enterprises are scheduled to move in.
Meanwhile, Hillstate Gwacheon Decentro is being developed in a prime location within Gwacheon Knowledge Information Town, which is expected to sustain significant interest accordingly.
