Seoul City Approves Revision of Maintenance District Designation and Maintenance Plan Amendment
[Asia Economy Reporter Kim Hyemin] The Singil 2 District in Yeongdeungpo-gu, Seoul, is being transformed into a large apartment complex with up to 35 floors and 2,700 households through redevelopment.
On the 18th, the Seoul Metropolitan Government held the 6th Urban Planning Committee meeting and announced on the 19th that it had approved with modifications the designation of the maintenance area, changes to the maintenance plan, and landscape review for the 'Singil 2 District Housing Redevelopment Maintenance Project.'
This district is adjacent to Yeongdeungpo Station and Singil Station on Subway Line 1, as well as Yeongdeungpo Park, offering good transportation and living conditions, but it had a concentration of aging buildings requiring environmental improvement. Since its designation as a maintenance area in 2009, the project has been promoted with the establishment of a union in 2020 and the drafting of maintenance plan changes. With the recent approval of the revised plan, the project can now accelerate in earnest.
Singil 2 District will be reborn as a large apartment complex with up to 35 floors, 18 buildings, and a total of 2,786 households. The Seoul Metropolitan Government upgraded the zoning from the second general residential area to the third general residential area, adding 366 public housing units for a total of 681 units. The public housing fully incorporates the three major innovation plans for rental housing announced on the 18th of last month. The unit sizes will be expanded by more than 1.5 times compared to before, and 'high-quality rental housing' featuring premium interior materials, the latest interior designs, and a complete social mix will be introduced.
The public land originally planned to be installed on the north side of Janghun High School has been changed to include an open welfare facility on the upper part for use by local residents and an underground public parking lot. The location of religious facilities within the district will be changed in response to opinions, and civic groups will also plan alternative sites considering public interest.
Im In-gu, Director of the Housing Maintenance Division at Seoul City, said, "The supply of large-scale collective housing with more than 2,000 households will serve as an opportunity to revitalize the surrounding depressed areas," and added, "We will provide multifaceted support to ensure the maintenance project proceeds swiftly."
Meanwhile, Seoul City conditionally approved the 'Banpo Apartment District and Development Basic Plan Amendment,' which excludes the Banpo Cathedral site located within the Banpo Apartment District in Seocho-gu from the apartment district for its reconstruction.
