Now, 'trams' are expected to become commonly seen and accessible in South Korea as well. In some local governments, the introduction of trams is becoming more tangible, even stirring the previously quiet real estate market.


A tram is a streetcar that runs on rails laid on the road. It operates using electricity instead of fossil fuels, resulting in low pollutant emissions and effectively reducing fine dust, making it a low-carbon and eco-friendly public transportation mode. It is considered the most convenient people-centered public transport for vulnerable groups such as children, people with disabilities, pregnant women, and the elderly. Construction and operating costs are also about one-fourth to one-fifth per kilometer compared to subways that run underground. In fact, in Toyama, Japan, residential, commercial, and business buildings were concentrated along public transportation routes including trams, and through land use policies, the population in the downtown area increased, revitalizing the original city economy.


Currently, the city actively discussing tram introduction in South Korea is Incheon. In January, the Ministry of Land, Infrastructure and Transport approved changes to the Incheon Urban Rail Network Construction Plan, which includes four tram lines among eight routes: Bupyeong Coastal Pier Line (tram), Songdo (tram), Yeongjong (tram), and Jemulpo Coastal Pier Line (tram).


Incheon plans to proceed with a preliminary feasibility study for the Bupyeong Coastal Pier Line (tram) and Songdo (tram) within this year and accelerate pioneering the tram era.


According to the revised Incheon Urban Rail Network Construction Plan, the Bupyeong Coastal Pier Line (tram) aims to start construction in 2023 and open in 2032. This project connects the sections from Bupyeong Station to Gajwa Station, Incheon Station, and Yeonan Pier. At Bupyeong Station, it connects with Incheon Subway Line 1, Seoul Subway Line 1, and GTX-B Line. Transfers are also possible at Incheon Subway Line 2 Incheon Gajwa Station, Seoul Subway Line 1 Dongincheon and Incheon Stations, and Suin-Bundang Line Sinpo Station.


A real estate expert explained, “Trams allow boarding and alighting on the road, making them convenient to use, and they can carry more passengers than buses, which is expected to activate transportation. As a transport mode that stimulates tourism around ground-level stations, tram line stations are also expected to enjoy the benefits of station area effects.”


Incheon Approaching the Tram Era, Interest in ‘e-Pyeonhansesang City Hangdong Marina’ Sale
