'Yeongtong I-Park Dearban' Offering Tax and Financial Benefits, February Sale

Knowledge industry centers continue to attract significant interest from small and medium-sized enterprises and venture companies in need of office buildings or workspaces. This is because tenants of knowledge industry centers can receive tax reduction benefits and financial advantages.


In fact, in August 2019, the Ministry of the Interior and Safety extended the tax reduction benefits for knowledge industry centers, which were originally scheduled to end in December 2019, until December 2022, allowing these centers to enjoy tax benefits through the end of this year.


Amid this, HDC I&Cons plans to sell units of 'Yeongtong I-Park Dearban' in Woncheon-dong, Yeongtong-gu, Suwon-si, Gyeonggi Province, in February. The complex will be developed with one building ranging from three basement floors to 13 above-ground floors, covering a total floor area of 42,381㎡, and comprising 413 units.


Yeongtong I-Park Dearban is gaining attention for offering various financial benefits and tax reductions. The complex offers a 50% reduction in acquisition tax and a 37.5% reduction in property tax. Additionally, loans are available for up to 80% of the sale price. This enables companies wishing to move in to secure office space without heavy financial burdens.


The complex is located near Suwon Samsung Digital City. As of 2018, approximately 34,000 employees work at Suwon Samsung Digital City. Moreover, many partner companies are located nearby, facilitating easy interaction between firms. Furthermore, Samsung Electronics Nano City campuses in Giheung and Hwaseong, as well as the Suwon general industrial complex, are close by, creating abundant demand for occupancy from related affiliates and partner companies. The expected growth potential in the future is also highly regarded.


The specialized design for tenant companies also draws attention. First, a drive-in system is applied to ensure convenience in loading and unloading operations. The overall floor height is raised up to approximately 5.4 meters, making it convenient for cargo loading and crane operation. In particular, the east, west, and south sides of the complex are surrounded by wide roads measuring 8 to 10 meters, facilitating easy access for large cargo vehicles.


Additionally, a community space equipped with various rest and convenience features for employees will be established. On the first floor, an outdoor space for relaxation will be provided, and from the 9th to the 13th floors, wide terraces and rooftop gardens will be created to offer a pleasant working environment for tenant companies.
