High-end Officetel 'Beomillion Namsan' Offers Special Benefits for Mid-term Payment Deferral

The high-end officetel ‘Vermilion Namsan,’ located at the heart of the Namsan Prestige Belt, is gaining strong interest from buyers by offering special benefits such as deferred interim payment.


Vermilion Namsan provides a special benefit of deferred interim payment to ease the financial burden on buyers. With an initial deposit of only 10%, buyers face no financial pressure until move-in, and they can avoid the hassle of multiple interim loan processes. Notably, the deferred interim payment benefit has traditionally been offered only for apartments or urban-type residential housing, making its application to officetels rare and expected to boost the enthusiasm for Vermilion Namsan contracts.


Additionally, since loans are not made under individual names, there is no impact on the personal credit ratings of buyers. As an officetel product, it is not counted as a housing unit, so submission and verification of a housing fund procurement plan are not required, which is another significant advantage alongside the deferred interim payment.


With these special financial benefits, Vermilion Namsan attracts attention as an officetel product with fewer loan restrictions and tax regulations compared to apartments. According to sales officials, since the gallery opened, a diverse range of buyers have visited Vermilion Namsan, including young people hoping to live there, wealthy individuals seeking tax-saving officetels for gifting to their children, and investors expecting stable returns.


Moreover, Vermilion Namsan is not affected by the DSR regulations implemented from January this year. The Financial Services Commission has restricted all loans exceeding 200 million KRW so that the annual principal and interest repayment cannot exceed 40% of annual income. However, Vermilion Namsan, having announced its recruitment last year, is exempt from these loan regulations. Therefore, Vermilion Namsan is expected to sell out quickly with investments possible by paying only 10% of the contract amount without concerns about financing or balance loans.


A sales official stated, “Vermilion Namsan, currently proceeding with contracts successfully, offers a special benefit allowing deferred interim payments until move-in,” adding, “This benefit will be a great opportunity for buyers who were interested but had financial burdens.”


In addition, Vermilion Namsan boasts excellent location conditions and high-quality product completeness. It offers easy access to Seoul’s central infrastructure such as Gwanghwamun and Hannam-dong, and for those working in the CBD, it provides a live-work proximity, resulting in strong demand for officetel residences in this area.


Most importantly, Vermilion Namsan is situated in an optimal location with permanent views of Namsan, making it highly rare. Considering the angle of sunlight, the views from each unit have been carefully designed, with ceiling heights set at 2.7 meters. Fixed windows up to 5.5 meters wide and transparent glass railings are used to provide the best possible views.


Furthermore, commercial facilities located on the 2nd floor of the complex also offer views of Namsan. The restaurant brand ‘MARC,’ planned and produced by Noboru Arai, the owner-chef of ‘TOKYO HOMMAGE’?a Michelin 2-star and World’s Best Discovery 50 restaurant selected for four consecutive years?has confirmed its world premiere opening here.


A private rooftop garden will be created on the rooftop. High-class community facilities such as a private fitness center and business lounge will also be established. Additionally, premium hotel-style residential services by Socio Living, recognized in many high-end products, will be provided.
