In the sales market, properties near subway stations are almost a guaranteed hit. In modern society, where 'time is money,' these locations have the highest demand. Among them, ultra-close proximity to the station, known as "choyeoksekwon," receives even greater attention. Ultra-close subway station complexes significantly reduce commuting time and offer convenient living with abundant commercial facilities around the station. Even when the real estate market slows down, steady demand is maintained, making their liquidity a strong advantage.
In fact, ultra-close subway station complexes have been very popular in the sales market. In May, the ‘Dongtan 2 New City Dongtan Station Dietre Prestige,’ an ultra-close subway station complex near Dongtan Station in Dongtan 2 New City, attracted a total of 244,343 applicants for 302 units, recording a high first-priority average competition rate of 809.08 to 1. Last August, ‘DMC Central Xi’ in Eunpyeong-gu, Seoul, also gained much popularity with 36,025 applicants for 280 units, achieving a competition rate of 128.66 to 1. Both complexes drew attention due to their advantageous locations close to the stations, attracting strong interest from buyers.
Ultra-close subway station complexes also have an advantage in post-move market prices. For example, the ‘I-Park Songdo’ near Campus Town Station on Incheon Subway Line 1, with a floor area of 84㎡, was traded at up to 700 million KRW in May. In contrast, the highest transaction price for the ‘Songdo Poonglim I-One 4 Complex,’ located slightly farther from the station with the same floor area of 84㎡, was 649 million KRW, showing a difference of about 50 million KRW.
This is why ‘City O Ciel 4 Complex,’ being sold in Michuhol-gu, Incheon, is attracting attention from buyers. ‘City O Ciel 4 Complex’ will be developed with 5 buildings ranging from 3 basement floors to a maximum of 47 floors above ground, totaling 764 units (428 apartments and 336 officetels) with floor areas ranging from 74 to 101㎡.
‘City O Ciel 4 Complex’ is an ultra-close subway station complex near the planned Hakik Station on the Suin-Bundang Line, which will allow easy access not only within Incheon but also to Seoul and Gyeonggi areas. The Suin-Bundang Line will enable transfers to many metropolitan subway lines, including Line 1, Incheon Subway Line 1, the planned Wolpan Line, and Line 4.
Additionally, Songdo Station on the Suin-Bundang Line, just one stop away from the planned Hakik Station, is set to be developed into the KTX Songdo Station Complex Transfer Center, which will further improve regional transportation conditions. Using KTX from Songdo Station, the Incheon-origin KTX direct connection project (connecting Suin-Bundang Line’s Eocheon Station with the Gyeongbu High-Speed Railway) will link to the Gyeongbu Line, enabling faster travel to the southern regions.
Moreover, the complex is conveniently located near major road networks such as the 2nd Gyeongin Expressway, the Metropolitan Area 2nd Ring Expressway (between Incheon and Gimpo), Incheon Bridge, Gyeongin Expressway-connected Incheon-daero, and the 3rd Gyeongin Expressway-connected Aam-daero, making travel to other areas by car easy.
One of the biggest differentiating points of ‘City O Ciel 4 Complex’ is that it will be the closest residential area to the ‘Incheon Museum Park (planned),’ the first of its kind in Incheon, covering approximately 42,000㎡ in total floor area and including a municipal art museum, municipal museum, art park, content village, and content plaza.
Once completed, the ‘Incheon Museum Park’ will serve as a cultural and artistic landmark in Incheon, providing broad opportunities for cultural enjoyment and significantly contributing to improving citizens’ quality of life through cultural, artistic, and educational programs accessible to all generations.
Following the successful sales of previous complexes, expectations for ‘City O Ciel 4 Complex’ are high. In March, the ‘City O Ciel 3 Complex’ apartments (997 units) in Yonghyeon Hakik 1 Block, Michuhol-gu, Incheon, recorded an average competition rate of 12.59 to 1 with 7,136 applicants for 567 units in the first-priority subscription. The officetels saw an average competition rate of 11.88 to 1 with 10,717 applicants for 902 units. In June, the ‘City O Ciel 1 Complex’ (total 1,131 units) attracted 10,670 applicants for 628 units, achieving a first-priority competition rate of 16.99 to 1, continuing the successful trend.
Meanwhile, ‘City O Ciel,’ planned as a representative luxury new city in Incheon, is a consortium project by DCRE, HDC Hyundai Development Company, Hyundai Engineering & Construction, and POSCO Construction. Covering approximately 1,546,747㎡ in Michuhol-gu, Incheon, the project will invest about 5.7 trillion KRW by 2025 to develop around 13,000 housing units along with schools, parks, offices, commercial, public, and cultural facilities.
The fact that it is a park-front apartment also draws attention. City O Ciel will feature 9 parks (6 cultural parks, 2 neighborhood parks, and 1 children’s park) and a grand park covering about 370,000㎡.
A sales official for ‘City O Ciel 4 Complex’ stated, “There is great interest in the 4th complex sales from those who unfortunately did not win in the 1st and 3rd complexes. The last residential-type officetel within City O Ciel is also planned for sale, so good results are expected.”
The ‘City O Ciel 4 Complex’ model house is located in Michuhol-gu, Incheon, and is scheduled to open in August. Move-in is planned for January 2025.
