In fact, knowledge industry centers meeting these conditions are showing excellent performance in the sales market. ‘Geumgang Penterium IX Tower,’ launched in Dongtan 2 New Town, Hwaseong, Gyeonggi Province, successfully sold out within a month due to its abundant demand base, being located near Dongtan Technovalley. Similarly, ‘GIDC Gwangmyeong Station,’ supplied in the Gwangmyeong area of Gyeonggi Province, was also sold out by highlighting its proximity to industrial areas such as Seoul G-Valley, Seoanyang Venture Valley, the planned Gwangmyeong·Siheung Technovalley, and the planned Anyang Convergence Technovalley.


A real estate official stated, “With the prolonged zero interest rate and overlapping real estate regulations, idle funds with nowhere to go are flowing into knowledge industry centers, emerging as an alternative investment. However, since factors such as demand base, transportation, and location determine the success of knowledge industry centers, a detailed analysis process is essential when investing.”


As the popularity of knowledge industry centers rises, investors increasingly need to distinguish the good from the bad. Experts advise that the top priority when investing in knowledge industry centers is to carefully examine whether there is a solid demand base.


Generally, knowledge industry centers located near industrial complexes are evaluated as having a strong demand base. The presence of many companies and workers nearby, along with the ease of building networks among related industries, creates synergy effects between companies, resulting in abundant rental demand. Thanks to this, investors can worry less about vacancies and generate stable income.


Amid this, the knowledge industry center ‘Dasan Hangang Premier Gallery’ in Namyangju, Gyeonggi Province, is attracting attention as it is currently being offered for sale.


Dasan Hangang Premier Gallery will be built in Namyangju, Gyeonggi Province, with a total floor area of 64,948㎡ across three basement levels to seven above-ground floors. It consists of 665 knowledge industry center units and 73 commercial units.


With industrial complexes planned nearby, it is expected to have a rich demand base. In nearby Jingun-eup, Namyangju, an advanced complex called ‘Green Smart Valley’ covering approximately 290,000㎡ is scheduled to be developed, and the large-scale ‘Nowon Bio Medical Complex’ is also set to be established on the site of the relocated Changdong vehicle depot in Nowon-gu, Seoul, which is expected to attract workers from related companies.


The establishment of a legal and administrative town within the current district also adds value. Within 1.4 km of the complex are the Namyangju City Hall’s second building, Uijeongbu District Court (Namyangju Branch), and Namyangju Office of Education, all of which have been completed. Construction is ongoing for the Uijeongbu District Prosecutor’s Office (Namyangju Branch) and Uijeongbu District Court (Namyangju Support), so the complex is expected to benefit both directly and indirectly from rental demand.


Excellent transportation networks are another advantage. Access to Gangbyeonbuk-ro is easy via the nearby Suseok IC, and it takes about 15 minutes to reach Jamsil, Seoul. Additionally, the proximity of the Capital Region 1st Ring Expressway’s Topyeong IC and the Northern Arterial Road’s Guri IC allows for quick travel to major cities in the metropolitan area.


Transportation improvements are also planned. The nearby Donong Station on the Gyeongui-Jungang Line will provide access to the newly extended Line 9 station in Wangsuk 2 District, and the soon-to-be-built Suseok Bridge (tentative name), connecting to Hanam Misa District, will make travel to neighboring areas more convenient. Furthermore, the nearby GTX-B line, as well as extensions of Lines 8 and 4, are underway, which will enhance metropolitan accessibility.


Inside the complex, most units are designed with balconies to create a spacious working environment, and some units will feature practical space separations such as lofts and terraces. The courtyard structure enhances openness, maximizing natural light and ventilation. A rooftop garden will also be provided to create a nature-friendly resting space.


Meanwhile, the sales promotion center for Dasan Hangang Premier Gallery is located in Guri, Gyeonggi Province.
