The landmark medical commercial facility 'Doctor Plus Mall' is attracting attention as it is being supplied in Songdo International City, where medical facilities are lacking.
Songdo International City is rapidly expanding along with the development of large-scale residential complexes, but it has been regarded as a place where the number of hospitals and clinics is relatively insufficient compared to the population.
According to data from the Health and Medical Big Data Open System, as of the fourth quarter of 2019, there were 463 medical institutions excluding nursing hospitals in Yeonsu-gu (approximately 365,000 people), where Songdo International City is located. In contrast, the adjacent Michuhol-gu (approximately 409,000 people) had 629 institutions, and Namdong-gu (approximately 532,000 people) had 937 institutions. Despite having similar population levels, Namdong-gu has more than twice the number of medical institutions compared to Yeonsu-gu. Objective data confirms that Yeonsu-gu and Songdo International City have relatively fewer medical institutions per capita.
Located right next to Costco Songdo, the core commercial area of Songdo, ‘Doctor Plus Mall’ is scheduled to house the expanded relocation of Plus Hospital, the largest medical facility in Songdo visited by more than 100,000 people annually. This will not only meet the medical needs of nearby users but also absorb a daily floating population of about 60,000, offering a premium ‘medical station’ advantage.
Additionally, ‘Doctor Plus Mall’ is a medical commercial facility hosting representative medical institutions of Songdo, benefiting not only medical workers and visitors seeking medical services but also the residential demand of about 7,600 households nearby. It can also attract a wide-area demand, including visitors to the adjacent Costco and approximately 600,000 annual visitors to nearby Central Park.
With the relocation of a large-scale hospital planned, all floors of the commercial facility will be occupied by related businesses under the ‘Retail & Health’ concept linked to medical facilities. It is expected to house franchise F&B for dining and gatherings, as well as education, service sectors, and facilities that increase dwell time such as exhibitions, culture, and exercise facilities, creating synergy among various industries.
A sales official stated, “Yeonsu-gu, where Songdo International City is located, has excellent living conditions and dense large-scale residential complexes, but the number of hospitals and clinics is relatively insufficient compared to adjacent Michuhol-gu and Namdong-gu, resulting in particularly high demand for medical facilities. ‘Doctor Plus Mall,’ which will house a large-scale medical institution representing the region, is fulfilling the medical needs within the area and has been receiving investment inquiries even before sales as a medical landmark commercial facility representing Songdo.”
Meanwhile, the promotional center for ‘Doctor Plus Mall,’ a medical commercial facility gaining attention in Songdo due to the expansion of insufficient medical facilities, is located at 8-23 Songdo-dong, Yeonsu-gu, Incheon Metropolitan City.
