-4-Room 'Innovative Layout' Exclusive 84㎡ Starting at 8 Million KRW per Pyeong... Interest-Free Interim Payment Loans, Unlimited Resale Benefits
-Yeoju Station, Namhangang, Yeoju Legal Town All Captured by 'Yeoju I-Park', Best Residential and Future Value
"These days, apartments are definitely different. I thought my current home was just old but not really lacking, but after visiting the model house, my mind completely changed. Although the exclusive area is the same, considering the expansion and comparing everything, this place feels much more spacious. The kitchen layout and structure are excellent, and since it’s a branded apartment, every finishing material feels luxurious. The community facilities are also very appealing... The sale price is reasonable, so my husband and I are seriously considering it." (Ms. Kim, housewife in her 50s living in Yeoju-si, Gyeonggi-do)
"We have three kids. Even though they are still young, they all want their own rooms, so we joked about giving each child a room and my husband and I moving to the living room. Then we heard about the 4-room exclusive 84㎡ unit and stopped by. Being a native of Yeoju, I already knew the location was good, but I was curious about the floor plan. As expected, ‘I-Park’ lives up to its name. There’s ample storage space and well-equipped smart systems. I also like that there are many play areas for children within the complex." (Ms. Lee, housewife in her 40s living in Yeoju-si, Gyeonggi-do)
The hot topic among Yeoju residents these days is undoubtedly ‘Yeoju I-Park.’ Launched spectacularly in 2018 in Yeoju, which was dominated by aging apartments, proclaiming itself as ‘Yeoju’s new residential center enjoying nature, life, today, and tomorrow,’ ‘Yeoju I-Park’ was the first large branded apartment in the area and attracted intense interest from buyers and investors alike. It boasts a prime location capturing Yeoju’s top three infrastructures?the Gyeonggang Line Yeoju Station, Namhan River, and Yeoju Legal Town?innovative 4-room layouts and the latest residential systems, luxurious landscaping and community facilities, and outstanding product quality. Moreover, its astonishing cost-effectiveness, allowing purchase of a new branded apartment in the Seoul metropolitan area with an exclusive area of 84㎡ for around 200 million KRW, spread word-of-mouth both inside and outside the region, driving up the resale prices of pre-sale rights continuously.
Amid this, as ‘Yeoju I-Park’ announces the final supply of unsold units held by the company ahead of its November move-in, attention is focused not only from local residents who missed the opportunity but also from apartment ‘pickers’ nationwide. A model house official said, “We are receiving a flood of visits and phone inquiries daily. For this remaining unit supply, no subscription savings account is required, and the ‘reasonable sale price’ from 2018 starting at about 8 million KRW per pyeong (3.3㎡) and the interest-free loan benefit covering 60% of the interim payment are still applied regardless of the current resale price. Yeoju is a non-regulated area, so unlimited resale is possible after six months of contract. Whether for actual residence or investment, this is truly the best product for those seeking unsold apartments in Yeoju city.”
The much-talked-about apartment, ‘Yeoju I-Park,’ is located at 281-1, Hyeonam-dong, Yeoju-si, Gyeonggi-do, consisting of six buildings from two basement floors to 23 floors above ground, totaling 526 units. It is situated in Hyeonam District, the ‘new town’ of Yeoju, Gyeonggi-do, which is gaining popularity as a new residential hotspot in the Seoul metropolitan area along the Gyeonggang Line after Gwangju. Among them, it occupies a ‘golden’ location facing both Yeoju Legal Town and the Namhan River. It offers a pleasant residential environment, abundant infrastructure including transportation, education, and daily life, and excellent future value as a ‘high-class residential complex’ backed by Yeoju Legal Town. All units are a single exclusive 84㎡ type, maximizing residential satisfaction through innovative 4-room layouts including an alpha room and various residential systems.
Looking first at transportation infrastructure, ‘Yeoju I-Park’ is close to Gyeonggang Line Yeoju Station, which connects to the Shinbundang Line and Bundang Line, as well as Hyeonam-ro, Gangbyeonbuk-ro, Jungbu Naeryuk Expressway, Yeongdong Expressway, and Gwangju-Wonju Expressway, making travel to Seoul, the metropolitan area, and nationwide convenient. Around Yeoju Station, once all sections of the Gyeonggang Line are connected?including the Wolgot-Pangyo Line (scheduled to start construction in 2021) and Yeoju-Wonju Line (scheduled to open in 2023)?it will become a central east-west transit route in the central region, encompassing KTX, Suin Line, Sosa-Wonsi Line, Shinansan Line, Line 1, Line 4, Shinbundang Line, and Bundang Line, offering not only transportation convenience but also a chance to enhance regional value.
Educational infrastructure is also excellent. Within a radius of 2 to 3 km are Ohak Elementary School (1.2 km away), Yeoju Elementary, Yeohung Elementary, Yeoju Middle, Yeoju Girls’ Middle, and Sejong High School. The complex plans to operate its own school shuttle bus, reducing safety concerns for children commuting to and from school. According to sales officials, discussions are underway with Yeoju City Hall to establish a public daycare center within the complex upon move-in.
Daily convenience infrastructure is also abundantly formed. Chukhyup Hanaro Mart and Ohak Mart are located close to the complex, and E-Mart Yeoju Branch, Yeoju Premium Outlets, Yeoju Sejong Hospital, Yeoju Bus Terminal, Yeoju City Library and Museum, and Yeoju National Sports Center are not far away. There is no inconvenience in accessing public offices such as Yeoju City Hall and Yeoju Legal Town. Improvements and expansions of various infrastructures are also expected as part of the Ohak Cheonsong District urban development project underway in the Ohak-dong and Cheonsong-dong areas southeast of ‘Yeoju I-Park.’
Eco-friendly infrastructure cannot be overlooked. The complex faces the Namhan River and Hyeonam District waterfront park within about a 5-minute walk, offering a nature-friendly ‘river life.’ Residents can freely enjoy jogging and leisure activities at the Hyeonam District waterfront park, which is part of the Namhan River’s four scenic spots among the eight scenic views of the Han River (according to Lee Neung-gyeong). Various facilities such as an outdoor exhibition hall, wave flower beds, ecological learning center, soccer field, little baseball field, and picnic area are established, making it perfect for creating special memories with family. Nearby are also the Silleuksa Temple tourist site, Ohak Sports Park, and Yeoju bicycle paths.
Yeoju City plans to add leisure infrastructure along the Namhan River by 2022 to develop it as a regional landmark. One project is the ‘Namhan River Suspension Bridge,’ scheduled to begin construction in June. Connecting the Silleuksa Temple tourist site and the Geumeunmorae District, the 515-meter-long Namhan River Suspension Bridge will be the first suspension bridge over a river in Korea, attracting high interest and visitors. Another plan is the construction of a pedestrian bridge with a total project cost of 20 billion KRW. The ‘Culture and Arts Bridge,’ 600 meters long, will connect the old downtown area around Yeoju City Hall, which is separated by the Namhan River, with the new Ohak-dong district. The city office stated, “The exact location will be decided through resident public hearings,” aiming to achieve triple benefits of regional economic revitalization, citizen harmony, and increased tourism through these two bridges.
The innovative 4-room floor plan of exclusive 84㎡, designed in two types, A and B, also draws attention. ‘Yeoju I-Park’ arranges all units facing south, southwest, or southeast, adopting a 4-bay slab-type cross-ventilation structure to maximize lighting, ventilation, and air circulation conditions. It features four rooms, including an alpha room that can be used for various purposes, and an open kitchen design to enhance openness. Ample storage spaces such as walk-in shoe closets, pantries, and dressing rooms are also provided. Home control systems, smart systems, security systems, and eco-friendly systems are meticulously applied.
Landscaping and community facilities, which are the pride of branded apartments, have also been upgraded. ‘Yeoju I-Park’ lowers the building coverage ratio to the 15% range, making the complex wider and more pleasant. Diverse landscaping such as secret gardens and walking trails catch the eye. Scenic green spaces and buffer green zones are created around the complex, while the central area features a lawn yard and community yard. Convenience facilities preferred by residents, such as a fitness center and a small library, are placed throughout the complex.
The ‘Yeoju I-Park’ model house is located nearby the site in Hyeonam-dong, Yeoju-si, Gyeonggi-do. The move-in for all units, including the company-held remaining units, is scheduled for November.
