Gangseo-gu Launches Full-Scale Old Downtown Housing Maintenance... Residents Briefing on Public Maintenance Projects with LH

"Maintenance Projects Feasible at 35 Sites Including Hwagok-dong"
"2040 Regional Balanced Development Comprehensive Plan" to Be Announced Soon

Gangseo-gu in Seoul (Mayor Jin Gyohoon) has begun to actively push forward housing maintenance projects for the regeneration of the old downtown area in Hwagok-dong. On the 24th, the district held the "2040 Regional Balanced Development Comprehensive Plan Residents Briefing" at Gangseo Atrium and shared the overall direction of maintenance for the Hwagok-dong area with local residents.

This briefing session was organized with the aim of improving the aging residential environment of Hwagok-dong, which was formed through a land readjustment project in the 1970s, and revitalizing the old downtown. Even before the event started, residents flocked in and filled all the seats, and some residents showed such keen interest that they watched the briefing on monitors installed outside the venue.


The briefing was held in two parts. In the first part, Dongrim P&D, the consulting firm in charge of the study, presented maintenance plans tailored to the conditions of Hwagok-dong. After comprehensively reviewing the deterioration level of buildings, floor area ratio, and business feasibility, the firm concluded that housing maintenance projects would be feasible at a total of 32 sites, including redevelopment projects, urban public housing complex projects, and so-called Moa Town projects.


In the second part, Korea Land and Housing Corporation (LH) explained public maintenance projects. Persons in charge of each sector, including public redevelopment, public reconstruction, small-scale housing maintenance projects, and urban public housing complex projects, directly introduced the implementation procedures and support measures. They also presented successful cases completed in nearby areas to help residents better understand the projects.


Mayor Jin Gyohoon of Gangseo-gu took the microphone himself to answer questions, saying, "Today's briefing is the starting point for drawing the blueprint of the housing maintenance project," and emphasized, "It is important to carefully examine which type of maintenance project is suitable, in line with the conditions of the area where you currently live." He added, "With the goal of achieving balanced regional development through the revitalization of the old downtown, we will spare no administrative support so that the maintenance projects can proceed in a stable manner."


Going forward, the district plans to finalize the Regional Balanced Development Comprehensive Plan after deliberation by the Urban Planning Committee and the public announcement process, and to concentrate its capabilities on old downtown maintenance projects with 2040 as the target year.
