A Total of 340,000 Square Meters in Simgokbon-dong and Wonmi-dong
On February 23, Bucheon City in Gyeonggi Province designated and announced two areas, Simgokbon-dong and Wonmi-dong, which are pilot sites for the mini-new town project, as Redevelopment Promotion Districts.
This designation is a measure to establish an institutional foundation for large-scale, citywide redevelopment. The designated areas total 340,000 square meters, including approximately 110,000 square meters around 566-1 Simgokbon-dong and approximately 230,000 square meters around 194-26 Wonmi-dong.
These areas are densely packed with old and substandard buildings and lack sufficient infrastructure, making comprehensive and systematic redevelopment necessary. After being selected in July last year through an open call for mini-new town pilot projects, the districts have now been finally designated following related administrative procedures, including resident briefings and public inspection, hearing opinions from the city council, and deliberation by the Urban Planning Committee.
With this designation, integrated, zone-based redevelopment has become possible instead of individual redevelopment projects. During the planning process, the city intends to strengthen linkages between project areas and promote a systematic reorganization of the urban structure.
Jang Hwansik, Director of the Housing Bureau of Bucheon City, said, "The designation of the Redevelopment Promotion Districts is the first step toward systematic redevelopment of aging residential areas," adding, "We will fully reflect residents' opinions in establishing the plans and will steadily push ahead with expanding infrastructure and improving the residential environment."
Going forward, the city will establish a Redevelopment Promotion Plan to specify the designation of redevelopment zones, density plans such as floor area ratios, infrastructure expansion, and step-by-step project implementation measures, and will sequentially carry out related follow-up procedures.
