The housing subscription market for the fourth week of January is showing a quiet trend. A total of 184 units will be offered for sale across three complexes nationwide.
According to Real Estate R114 on January 24, a total of 184 units (156 available for general sale) will be supplied across three complexes nationwide in the fourth week of January. This is a decrease of 3,076 units compared to the previous week’s 3,260 units.
Next week, applications will be accepted for complexes such as “Hyungnam Apartment 6th” in Seohong-dong, Seogwipo, Jeju, and “Yeogiga (Specialized Public Rental for Independent Living for the Disabled)” in Yangchon-eup, Gimpo, Gyeonggi Province. Hyungnam Apartment 6th will consist of three buildings, ranging from one basement level to eight floors above ground, with a total of 94 units. Of these, 53 units with exclusive areas of 84㎡ and 133㎡ will be offered for general sale.
The area around the complex features a concentration of schools such as Seogwibuk Elementary School, Seogwiseo Elementary School, Seogwi Jungang Girls’ Middle School, and Seogwipo High School. It is also equipped with various living infrastructure, including Homeplus, Seogwipo Maeil Olle Market, and the Seogwipo City Hall No. 1 Building, as well as natural environments such as Yeonwaecheon Stream, Seogwipo Tennis Park, and Geolmae Ecological Park.
Meanwhile, in the third week of January, a total of 3,260 units were offered for sale across four complexes nationwide. The most attention was drawn to “Define Yeonhui” in Seodaemun-gu, Seoul, which achieved great success. As the first Seoul complex to be offered this year, it attracted a large number of end users. On January 20, 6,655 applicants competed for 151 first-priority (local) subscription units, resulting in an average competition ratio of 44.1 to 1.
Define Yeonhui is being developed in Yeonhui District 1 (redevelopment) as a complex with 13 buildings, ranging from four basement levels to 29 floors above ground, totaling 959 units. Of these, 332 units are available for general sale. The competition for the 59㎡ Type A units was the highest at 66.2 to 1, followed by 84㎡ Type A (55.6 to 1), 59㎡ Type B (44.9 to 1), 84㎡ Type B (35.7 to 1), 115㎡ Type B (34.0 to 1), and 74㎡ Type C (33.0 to 1).
The sale price for the 84㎡ units in this complex was set between 1.397 billion and 1.565 billion won, depending on the specific housing type. The 59㎡ units were priced between 1.1 billion and 1.2 billion won. Move-in is scheduled for January 2029.
