Super High-Rise Landmark "Geumjeongsan Haneulchae Lumiel" Set for January Sales Launch in Geumjeong-gu, Busan

The project developer, Human Park Jangjeon Regional Housing Cooperative, plans to begin sales in January for "Geumjeongsan Haneulchae Lumiel," a residential-commercial complex to be constructed by Kolon Global Co., Ltd. in Jangjeon-dong, Geumjeong-gu, Busan. The complex will be developed as a super high-rise residential-commercial building with up to 48 floors, set against the backdrop of Geumjeongsan National Park.


Geumjeongsan Haneulchae Lumiel will consist of three buildings, ranging from six basement levels to 48 above-ground floors, with exclusive areas from 59 to 128 square meters. The project will offer 669 apartment units, 74 officetel units, and neighborhood living facilities. Breaking down the apartment units by exclusive area: 90 units of 59㎡A, 45 units of 59㎡B, 176 units of 74㎡, 268 units of 84㎡, 88 units of 106㎡, 1 unit of 115㎡P, and 1 unit of 128㎡P. The officetel section consists of a single type with 74 units, each 80㎡ in size.


For general sales, the supply includes 213 apartment units: 19 units of 59㎡A, 9 units of 59㎡B, 49 units of 74㎡, 29 units of 84㎡, 10 units of 84㎡-1, 7 units of 84㎡-2, 88 units of 106㎡, 1 unit of 115㎡P, and 1 unit of 128㎡P, as well as all 74 officetel units. The apartment lineup is mainly small- and medium-sized, but also includes penthouse types. The addition of residential officetels broadens the range of options for those seeking to live on-site.


Geumjeongsan Haneulchae Lumiel boasts excellent transportation, with Oncheonjang Station on Busan Subway Line 1 within walking distance. The complex is also conveniently located near Singmulwon-ro, Ujangchun-ro, and Jungang-daero, providing easy access throughout Busan. The Guseo IC on the Gyeongbu Expressway allows for convenient travel to other regions. The opening of the Mandeok~Centum Urban Expressway, scheduled for 2026, is expected to further enhance accessibility.


The educational environment and living infrastructure are also well established. Geumbit Elementary School, Geumjeong Elementary School, and Jangjeon Middle School are within walking distance, and prestigious schools such as Busan Science High School, Naeseong High School, Jungang Girls' High School, Daemyung Girls' High School, and Busan National University of Education High School are also nearby. Residents can enjoy both the Oncheonjang commercial district and the area in front of Busan National University, as well as convenient access to major shopping and cultural facilities including Homeplus, CGV, Lotte Department Store, Lotte Cinema, and NC Department Store.


Notably, the complex is backed by Geumjeongsan National Park, which was designated as the nation's first "urban-type national park" in November last year. With Geumgang Park and Geumgang Botanical Garden nearby, residents can enjoy a national park-level natural environment in their daily lives, even within the city.


The project also stands out for its superior features. The super high-rise design, reaching up to 48 floors, offers expansive 360-degree views. Each unit is equipped with a pantry and utility room to maximize space utilization. The Haneulchae KANKAN storage system and 60mm soundproofing material between floors (except for certain areas such as bathrooms) enhance residential convenience and comfort.


The community facilities are diverse. The complex will include a daycare center, a small library, and study rooms for education and learning, as well as a senior citizens' center and other lifestyle facilities. Amenities such as a fitness center, screen golf, and indoor golf practice range will support residents' leisure and health. Additionally, shared office spaces and multipurpose rooms will be provided to accommodate remote work, hobbies, meetings, and a variety of lifestyle needs.


The outdoor spaces are also designed for comfort. Open areas such as a central plaza and lounge gardens will provide places for relaxation and interaction, creating a living environment where residents can experience nature in their daily lives.


According to a sales representative, "Geumjeongsan Haneulchae Lumiel is differentiated by its super high-rise design offering views of Geumjeongsan, its walkable location to Oncheonjang Station, and its proximity to schools and living infrastructure in the Jangjeon-dong area. It is expected to become a symbolic residential complex in Geumjeong-gu, attracting continued interest from home seekers." Additionally, this will be the first newly built apartment complex to be supplied in Geumjeong-gu, Busan, in about two years, and a high subscription competition rate is anticipated.


Meanwhile, the model home for Geumjeongsan Haneulchae Lumiel is scheduled to be set up in the Chungnyeol-daero area of Dongnae-gu, Busan, with move-in slated for January 2029.
