The real estate market has been undergoing rapid changes recently. While the desire for a "smart single property" remains strong, the prerequisite has shifted from "unconditionally premium locations" to "areas with definite price competitiveness."


With construction and labor costs soaring, new pre-sale prices have skyrocketed. As a result, buyers now prioritize how reasonably priced a property is compared to nearby complexes, rather than focusing on brand or prestigious location.


In fact, recent successes in the subscription market have been seen in complexes that set pre-sale prices lower than the surrounding market rates-so-called "lottery subscriptions" or "practical complexes." Against this backdrop, a new complex in Yaum-dong, Nam-gu, which is emerging as a new residential hub in Ulsan, has attracted buyers with its significantly lower "affordable pre-sale price" compared to neighboring properties. The complex in question is "Beonyeong-ro Haneulchae Lake View," supplied by Kolon Global.


This complex has set a remarkable pre-sale price of around 600 million won for an 84㎡ unit, securing a "safety margin" of at least 200 million to over 300 million won compared to newly built neighboring complexes. In fact, last month, a nearby construction company set the pre-sale price for an 84㎡ unit at up to 933 million won.


Moreover, the market price for a new 84㎡ unit in the area has soared to the 900 million won range, leading to expectations that "Beonyeong-ro Haneulchae Lake View" could rise to similar levels in the future.


The contract terms are also designed to reduce the financial burden on buyers. Currently, the first contract payment is set at 3 million won, with a total contract deposit of 5%. Additionally, 60% of the interim payment is interest-free, meaning there is no additional financial burden beyond the deposit until move-in. Pre-sale rights can also be transferred before occupancy.


The complex also boasts excellent living conditions. Seonam Elementary School is within a 500-meter radius, making it possible for children to walk to school, and Yaum Middle School, Daehyeon High School, and Sinsun Girls' High School are nearby, providing an outstanding educational environment. Additionally, Homeplus, Lotte Mart, Emart, Lotte Department Store, Hyundai Department Store, Suam Market, Ulsan City Hall, Ulju County Office, Ulsan Culture & Arts Center, Jungang Hospital, Gangnam Donggang Hospital, and Ulsan Hospital are all nearby, ensuring high convenience for daily life.


The complex is also considered a prime residential area for employees working at the AI data center invested in by SK Group and S-Oil's Shaheen Project industrial complex, due to its excellent accessibility. Furthermore, it is adjacent to specialized national strategic industrial complexes for secondary batteries, such as the Onsan National Industrial Complex and Ulsan Techno General Industrial Complex, which is expected to attract related demand.
