Mixed-Use Complex to Feature 8 Basement Levels and 19 Above-Ground Floors
A 19-story mixed-use office complex will be built in Chunghyun District 2 of Seodaemun-gu, an area previously crowded with low-rise, aging buildings.
On December 30, the Seoul Metropolitan Government announced that the integrated review committee for redevelopment projects, held on the 29th, had given a "conditional approval" to the integrated review proposal covering architecture, landscape, transportation, and education for the "Chunghyun District 2 Urban Redevelopment Project."
The project site, located between Seodaemun Station and Dongnimmun Station, is an area densely packed with low-rise, deteriorated, and substandard buildings over 30 years old. To restore urban functions and revitalize the local commercial district, the city established a redevelopment plan in August of last year.
According to the redevelopment plan, the site will feature an office facility and neighborhood living facilities with eight basement levels and 19 above-ground floors. On the third floor, a public rental office facility is planned to expand the infrastructure for fostering strategic industries. The Seodaemun Cultural Center, currently operating in the Seodaemun Sports and Culture Center, will be relocated to the third-floor public rental office facility.
An eco-friendly development plan utilizing solar and geothermal energy has also been established. The project aims to achieve a Green Building Certification of Excellent (Green Level 2) and a Zero-Energy Building Certification (Level 5).
Cho Namjun, Director of the Urban Space Headquarters at Seoul Metropolitan Government, stated, "With the approval of the integrated review, redevelopment momentum is expected to extend to other underdeveloped areas in the surrounding downtown. We expect that introducing mixed-use functions into the redeveloped office space will help revitalize the local economy and enhance the competitiveness of the city center."
