Seoul Prices Rise by 0.52%
A recent survey found that the rate of increase in officetel prices in Seoul this month reached its highest level in three years and seven months.
According to KB Real Estate's December officetel statistics released on the 28th, as of December 15, the sale price of officetels in Seoul rose by 0.52% compared to the previous month, marking the highest growth rate since May 2022 (0.79%).
Officetel sale prices in Seoul have been on a continuous upward trend since February. By size, large units with an exclusive area of over 85 square meters saw the highest increase at 2.39%, more than double last month's rate (1.03%). This was followed by medium-large units (60-85 square meters) at 0.62%, and medium units (40-60 square meters) at 0.15%.
KB Real Estate analyzed that this trend was due to increased demand for officetels, which are subject to relatively fewer regulations, as all areas of Seoul were designated as regulated areas, speculative zones, and land transaction permit zones under the 10·15 measures, resulting in stricter regulations on apartments.
Nationwide, officetel sale prices also rose by 0.22% this month, a larger increase than last month's 0.04%. This is the highest growth rate in three years and four months since August 2022 (0.31%).
The average sale price of officetels was tallied at 262.72 million won nationwide, 272.69 million won in the Seoul metropolitan area, 307.58 million won in Seoul, 262.66 million won in Gyeonggi Province, 162.68 million won in Incheon, and 196.16 million won in the five major metropolitan cities.
