704 Units of Single 84m² Floor Plan Offered
First-Priority Subscription Open to Multiple-Home Owners
HDC Hyundai Development Company is launching sales for "Taehwagang Central I-Park," which is being constructed in Bangu-dong, Jung-gu, Ulsan Metropolitan City. Located to offer a double river view, the first-priority subscription application will be accepted on December 30, 2025.
Taehwagang Central I-Park is being developed by Korea Asset Investment Trust and constructed by HDC Hyundai Development Company. The complex will be built at 554-5 Bangu-dong, Jung-gu, Ulsan, comprising six buildings with two basement levels and up to 28 floors above ground. It will consist of a total of 704 units, all 84 square meters in exclusive area (types A and B), a size highly preferred by end-users.
The subscription schedule is as follows: special supply on December 29, first-priority on December 30, and second-priority on December 31, 2025. The winners will be announced on January 8, 2026, and the contract signing period will be held for three days from January 19 to 21. Move-in is scheduled for August 2028.
For first-priority subscription, any resident of Ulsan, Busan, or Gyeongnam aged 19 or older who has maintained a subscription savings account for at least six months and deposited the required amount by region and unit size can apply. Multiple-home owners are also eligible for first-priority subscription. There is no mandatory residency period, and no restrictions on re-winning apply.
Taehwagang Central I-Park is located at the confluence of Taehwagang and Dongcheongang, the two iconic rivers of Ulsan, allowing some units to enjoy expansive "double river views." Reflecting the distinct premium placed on river views in the Ulsan real estate market, the complex features a layout and specialized design that maximize river views.
Taehwagang Central I-Park is optimized for the "view premium" trend, where natural scenery significantly enhances asset value. Residents can enjoy views of Taehwagang and Dongcheongang in their daily lives, and the Taehwagang riverside trail, silver grass fields, and sports park are all within a five-minute walk.
Additionally, redevelopment and maintenance projects are underway not only around Taehwagang but also in the Seongnam-dong and Ujeong-dong areas. The site is also close to major commercial districts and living infrastructure in Samsan-dong and Ok-dong, Nam-gu, Ulsan.
The area also boasts excellent transportation. Gangbuk-ro is located nearby, providing convenient vehicle access, and Taehwagang Station on the Donghae Line, where KTX trains stop, is also close. Construction of the Second Myeongchon Bridge (tentative name), which will cross the Taehwagang and is scheduled for completion in 2029, is also underway.
Earlier this year, Ulsan Tram Line 1 (scheduled to open in 2029) received basic construction plan approval from the Ministry of Land, Infrastructure and Transport. Ulsan Tram Line 1 will add 15 new stations along a 10.9-kilometer section from Taehwagang Station on the Donghae Line to Sinbok Intersection in Mugeo-dong, Nam-gu.
The complex also enjoys strong demand due to its proximity to major workplaces. Jung-gu, Ulsan, is home to large corporations such as the Hyomun Hyundai Motor Ulsan Plant, as well as the Hyomun Industrial Complex, Ulsan Petrochemical Complex, and Ulsan Yongyeon Industrial Complex, along with key government offices. Additionally, SK Telecom and AWS have announced plans to build a large-scale AI data center in the nearby Mipo National Industrial Complex.
Naehwang Elementary School and Naehwang Kindergarten are located directly in front of the complex, ensuring safe commutes for children. Gaon Middle School and Ulsan Middle School are nearby, and Ulsan Gaon High School is also within walking distance.
Residents will also have convenient access to various shopping facilities such as Homeplus, Lotte Department Store, and Costco, as well as cultural venues like CGV and Megabox. The complex is also close to the Sports Complex, Dongcheondonggang Hospital, Jung-gu Office, and the Office of Education.
The complex stands out with a variety of community amenities and differentiated design. An indoor full-court gymnasium will be built within the complex. Additional facilities will include study rooms, a library, and a park lounge. The park lounge is a comfortable indoor space connected to a shuttle station where children can wait for pick-up and drop-off buses. There will also be a GDR golf practice range and other specialized spaces for leisure and recreational activities within the complex.
