The Pyeongtaek area is once again drawing attention. Some in the industry have observed that preparations for construction related to S Electronics' Pyeongtaek Campus Plant 5 (P5) are underway, fueling anticipation and excitement in the region. Reports indicate that groundwork such as excavation is currently taking place around the site, and there is growing expectation that the construction schedule will become more concrete in the first half of next year.
Some industry insiders explain that market interest is increasing, noting that once P5 is completed, it could potentially be linked to AI semiconductor and HBM production lines. There are also opinions that, with the expansion of global semiconductor demand, partner companies are likely to resume their activities.
With such large-scale investment on the horizon, the real estate market in Pyeongtaek is already experiencing an immediate boost. The resumption of major construction projects is expected to lead directly to job creation and population influx, driving not only rental demand during the construction period but also demand for permanent residences among the regular workforce after completion. In fact, when Plant 1 began operations in 2017, the number of housing transactions in Pyeongtaek's original downtown area surged, demonstrating this effect.
A real estate expert commented, "Once construction of P5 gets fully underway, thousands of on-site personnel and partner company employees will reside in Pyeongtaek," adding, "By the time it is completed in 2028, both demand for housing near workplaces and the surrounding commercial districts will grow simultaneously." The expert also noted, "There are already signs of preemptive activity in land acquisition and the pre-sale market."
Furthermore, following the government's '10·15 Real Estate Measures,' the so-called 'balloon effect' in non-regulated areas is amplifying expectations for Pyeongtaek's real estate market. While most areas in the Seoul metropolitan region are designated as regulated zones, Pyeongtaek remains a non-regulated area, meaning buyers enjoy relative freedom regarding loans, subscriptions, and resale restrictions. As a result, both end-user and investment demand are rapidly converging on the area.
Amidst these developments, Hyundai Engineering & Construction's large-scale complex 'Hillstate Pyeongtaek Station Central City,' located in Pyeongtaek's original downtown, is emerging as a flagship development poised to benefit from the area's future value.
'Hillstate Pyeongtaek Station Central City' is being built in Hapjeong-dong, Pyeongtaek, Gyeonggi Province, with 14 buildings ranging from three basement levels to 35 above-ground floors, totaling 1,918 units. As positive news continues to emerge, the contract rate has been steadily rising, and some unit types have already sold out.
This complex is highly regarded as a residential development offering quick access to numerous industrial complexes. It is located near a variety of industrial facilities, including S Electronics' Pyeongtaek Campus, Songtan Industrial Complex, Chilgoe Industrial Complex, and Pyeongtaek Integrated Logistics Complex. In particular, news of the resumption of construction at the Pyeongtaek Campus is expected to attract a steady influx of high-income, stable demand.
The location is also excellent. Residents can access Seoul Subway Line 1 via Pyeongtaek Station within walking distance, and SRT Pyeongtaek Jije Station-just one stop from Pyeongtaek Station-offers travel to Suseo Station in Gangnam in about 40 minutes. In the future, Pyeongtaek Jije Station is expected to serve five rail lines, including the planned GTX-A and GTX-C extensions and a direct KTX line from Suwon, further improving accessibility.
Commercial and transportation infrastructure is highly concentrated, with facilities such as the express bus terminal, AK Plaza, and Pyeongtaek Central Market nearby, enhancing convenience for residents. In addition, the complex is close to prestigious schools such as Hapjeong Elementary School, Pyeongtaek High School, Hankwang High School, and Meister High School, making it highly popular among parents.
The design and community features also stand out. The complex is primarily south-facing, offers 12 different unit types, and features layouts designed for pleasant views and ventilation.
