Gwacheon Continues Housing Price Surge, Spotlight on Workplace-Proximate Officetel 'Gwacheon Lexer'

It is being analyzed that the key common factor among the regions with the highest housing price increases in 2025 is "proximity between workplace and residence."


According to KB Real Estate, the top three regions with the highest housing price growth over the past year (from September 2024 to October 2025) all share the characteristic of being areas where workplaces and residences are located close together.

In particular, real estate experts are viewing the fact that Gwacheon, previously classified as a "bedroom town near Seoul," has overtaken the Gangnam area to rank first in housing price growth as a significant change.


Gwacheon is currently considered one of the fastest-growing cities in terms of attracting industrial workers, corporate headquarters, and research institutes. The core driver behind this is the development of Gwacheon Knowledge Information Town.


Gwacheon Knowledge Information Town has supplied a total of 30 blocks of land for self-sufficient facilities. Of these, 23 blocks (about 77%) have been completed, with approximately 800 companies having moved in, and the number of employees is estimated to exceed 30,000.


The tenant companies include listed firms with strong management indicators and companies with high future growth potential. In the pharmaceutical and bio sectors, there are companies such as Kwangdong Pharmaceutical, Korea Ginseng Corporation, Ahn-Gook Pharmaceutical, and JW Pharmaceutical. In IT, digital, and education, there are companies like Pearl Abyss, Gabia, and Visang Education. In addition, the "Netmarble G-TOWN" is scheduled for completion in 2027, and further inflow of companies as well as the clustering effect of global developers and partner companies are expected.


Experts analyze this as follows: "Gwacheon has entered a virtuous cycle of urban growth, where industries move in, followed by people and capital."


As corporate relocations and increases in the working population become more visible, residential demand is also rapidly rising.


According to statistics, Gwacheon's net inflow population has increased by about 12.4% over the past two years. As a large number of young, high-income professionals have moved in, the vacancy rate of newly built officetels has remained below 2% after occupancy. Furthermore, officetel rental prices have soared by an average of 19-24% within just one year.


A real estate expert evaluated the situation as follows:


"In cities, housing prices rise fastest where industries and jobs move in before transportation. Gwacheon is no longer a city of 'future potential' but is becoming a city with tangible substance. The current increase in high-quality job demand and growing interest in officetels in Gwacheon are the results of structural change."


In particular, since the October 15, 2025 policy measures, compared to the stricter apartment loan regulations (LTV restrictions), officetels allow for a maximum LTV of 70%. As a result, both investors and end-users are shifting their interest toward officetels. In the financial market, this phenomenon is defined as a "policy-driven demand shift" due to regulatory changes.

Amid these market trends, "Gwacheon Lexer," which is currently being offered for sale after completion, is attracting significant attention among investors. As a post-completion sale product, Gwacheon Lexer allows for physical inspection, eliminates uncertainty regarding construction progress and quality, and, most importantly, is located at the very center of Gwacheon Knowledge Information Town, a self-sufficient new city with close proximity between workplaces and residences.


Facing the planned Gwacheon Information Town Station on Subway Line 4 and the under-construction Netmarble G-Town, Gwacheon Lexer boasts outstanding future value. In December 2025, Gwacheon Lexer began its officetel sales schedule with the opening of its sample house.


Expectations are also rising for the commercial facilities of Gwacheon Lexer, which are set to play a central role in the Gwacheon Knowledge Information Town commercial district. With a solid base of demand created by approximately 8,400 nearby residential households and about 27,000 employees within the Knowledge Information Town, the facilities are located at the heart of everyday life and commuting routes, naturally attracting a steady flow of people.


In particular, Gwacheon Lexer has secured a prime corner location on the main road, considered the "best spot" within the Knowledge Information Town, forming a street-level commercial district that is inevitably frequented by both office workers and residents traveling between nearby apartments and major corporate headquarters. Once the Gwacheon Knowledge Information Town Station opens in 2027 right in front of the site, the enhanced accessibility is expected to further boost the commercial value of the facilities.


The recent trend of rising housing prices in industrial hubs and areas with concentrations of high-tech companies once again demonstrates a fundamental market principle: "Where jobs are created, residential demand follows, and then capital moves in."


The transformation of Gwacheon into an industrial city, the expansion of corporate occupancy, population inflow, and changes in financial regulations are likely to exert additional upward pressure on the local housing market. As a result, market attention is increasingly focused on "Gwacheon Lexer," a new supply in Gwacheon that allows for physical verification.
