Maximized Landscaping Areas and Park-Style Complex Designs Drive Popularity of Specialized Landscaping Developments
Creation of Wind Paths, Securing Visual Corridors for Scenic Views, and Integration with Community Spaces Reflect Evolving Complex Designs
The status of landscaping in the housing market is changing. In the past, apartment landscaping was limited to planting trees to fill empty spaces within complexes. Recently, however, more developments are differentiating themselves from the design stage by promoting "park-style complexes," significantly expanding landscaped areas, or integrating the surrounding natural environment into the interior of the complex.
This trend aligns with the current emphasis on the value and experience that spaces provide. According to Professor Kim Nando's "Trend Korea 2026," the "Feel-conomy" phenomenon, identified as a trend for next year, is also deeply penetrating the residential market. Just as new terms like "Bunjokka" (cafe with a good atmosphere) and "Neujokka" (cafe with a good vibe) have emerged, more consumers are prioritizing the unique atmosphere and sensory experiences that spaces offer, beyond mere functionality.
As a result, rather than treating landscaping on the outskirts of complexes as mere decoration, more developments are creating green corridors at the center, connecting walking paths and community facilities to realize the concept of a "park for everyday use." In addition, designs that plan for visual corridors and scenic viewpoints, as well as open spaces that consider wind paths to enhance comfort and openness, are gaining popularity.
This explains why complexes with specialized landscaping that offers high levels of aesthetic satisfaction and psychological healing-without residents needing to leave the premises-are achieving outstanding results in the subscription market.
According to Korea Real Estate Board's Cheongyak Home, "Changwon Central I-Park" in Seongsan-gu, Changwon, Gyeongnam, which opened for subscriptions this month, attracted 12,719 first-priority applications for 18 available units (excluding special supply), resulting in an average competition ratio of 706.6 to 1. The main reason for this success is believed to be the specialized landscaping design that appeals to residents' emotions. The complex was designed as a pedestrian- and eco-friendly community with no vehicles on the ground level, and features a variety of themed gardens such as the Grand Court, Rock Garden, Hill Garden, and Living Garden.
Similarly, "Hillstate Sajik Asiad," which opened for subscriptions in Dongnae-gu, Busan in September, recorded an average competition ratio of 17.13 to 1 in the first-priority round. For 144 available units (excluding special supply), 2,466 applications were received. This complex drew attention for its landscaping ratio of approximately 31% and its design as a "car-free complex" at ground level.
A real estate expert commented, "Recently, buyers are viewing apartments not just as residential spaces but as places where they can enjoy rest and healing. As a result, the popularity of complexes with differentiated and advanced landscaping designs applied from the planning stage is expected to continue for some time."
This is why there is growing interest in new complexes featuring specialized landscaping designs that will be introduced at the end of this year and the beginning of next year.
Daewoo Engineering & Construction plans to launch "Dongnae Prugio Eduforet" in Anrak-dong, Dongnae-gu, Busan this month. "Dongnae Prugio Eduforet" is being supplied through the Anrak 1 District Housing Reconstruction and Maintenance Project, and will consist of 12 buildings with 1,481 units, ranging from three basement floors to a maximum of 38 above-ground floors. Of these, 474 units sized 74 to 84 square meters (exclusive area), excluding those allocated to association members, will be available for general sale: 20 units of 74 square meters, 15 units of 76 square meters, and 439 units of 84 square meters (type A).
"Dongnae Prugio Eduforet" features a park-style design with landscaped areas accounting for 37% of the total site, creating a residential environment where nature and city coexist. At the center of the complex, a multi-level community lounge will be established, along with rooftop gardens ("Aqua Garden"), a healing forest, themed playgrounds, and various landscaping and rest facilities, allowing residents of all ages to enjoy relaxation in daily life. The layout of the complex incorporates a straight north-south visual corridor to secure wind paths and a sense of openness, and is designed to harmonize with the landscaping.
