Non-Regulated Sales Complex in Manan-gu, Anyang
Free from Subscription, Loan, and Resale Restrictions
HDC Hyundai Development Company and BS Hanyang will begin sales of "Anyang Station Central I-Park Sujain," which they are constructing in Manan-gu, Anyang City, in January next year.
Anyang Station Central I-Park Sujain will be built at 841-5, Anyang 2-dong, Manan-gu, Anyang, Gyeonggi Province, comprising 8 buildings with 4 basement levels and up to 35 floors above ground, totaling 853 units. Of these, 407 units with exclusive areas ranging from 39 to 84 square meters will be available for general sale.
The complex is located in the station area of Line 1’s Anyang Station and is positioned as a transportation hub, offering fast connections to key metropolitan transit networks such as the Wolgot-Pangyo Line (under construction, scheduled to open in the second half of 2029), GTX-C (planned), and the Shinansan Line (under construction).
Anyang Station Central I-Park Sujain is being developed in Manan-gu, Anyang, Gyeonggi Province, which is a non-regulated area under the October 15 policy, making subscription, loan,·and resale conditions relatively flexible. Any resident of the metropolitan area aged 19 or older can qualify for first-priority subscription, regardless of household head status or home ownership. There are no restrictions on repeat wins, and loans are available up to a maximum LTV of 70% (60% for interim payments). The resale restriction period is short at one year, and there is no mandatory occupancy requirement, allowing pre-occupancy sales of rights.
The development of the Anyang Station area is a project to build apartments and other facilities on a site of approximately 27,000 square meters, applying a building coverage ratio in the 20% range, which ensures wide spacing between buildings and a pleasant environment. Development in the area is proceeding actively, with new apartments to be supplied through various redevelopment projects, including those around Manan Elementary School.
The complex is situated directly adjacent to Anyang Station, providing direct access to key metropolitan rail networks with the opening of the Wolgot-Pangyo Line. By transferring from Indeogwon to the planned GTX-C line via the Wolgot-Pangyo Line, residents can quickly reach Samseong Station and the Gangnam area, while from Pangyo, the Shinbundang Line connects directly to Gangnam Station. The line from Anyang Station to Gwangmyeong will also allow transfers to the planned Shinansan Line, improving access to Yeouido.
Numerous schools, including Manan Elementary School, Anyang Girls’ Middle and High Schools, Yangmyeong High School,·and Yangmyeong Girls’ High School, are within walking distance of the complex. There is also excellent access to the Pyeongchon private education district. Large shopping facilities such as E-Mart, Homeplus, and Enter Six Mall, as well as traditional commercial areas like Anyang Ilbeonga and Anyang Central Market, are nearby, enabling a one-stop living environment. In addition, the presence of Anyangcheon and Suamcheon streams and a children’s park directly in front of the complex ensures a pleasant residential environment.
