Busan New Port Expands as a Maritime Industry Hub... Growing Interest in 'The Atrium The River' as a Hinterland Residential Area

As Busan New Port expands its role from a simple logistics hub to a base encompassing the entire maritime industry, the function of its surrounding hinterland city is also evolving. The long-stalled 'Busan New Port Ship Repair Yard' project is being relaunched through a change in project implementation method, and with this shift in the industrial structure centered on the New Port, interest in residential areas nearby is gradually increasing.


The Ministry of Oceans and Fisheries recently decided to change the implementation method for the Busan New Port Ship Repair Yard project from the previous private investment law (BTO) approach to a 'non-governmental port development project' under the Port Act. The private investment approach had resulted in two failed bids and a prolonged stalemate, but with the change in method, the administrative process has been streamlined and the pace of the project has accelerated. As a result, the industrial functions of the New Port are now poised to expand beyond logistics to include maintenance, repair, and operations (MRO).


As the functions of the New Port become more advanced, there is analysis that the hinterland city is now required to serve not only as a logistics support base but also as a residential area for permanent staff. Since industries such as ship repair, maintenance, and operations require a constant workforce rather than short-term stays, the demand for stable residential environments near the New Port is expected to continue to rise.


Accordingly, in the western Busan area, regions that offer both accessibility to the New Port and established living infrastructure are being newly highlighted as residential bases. In particular, as commercial, educational, and lifestyle infrastructure is expanded around Myeongji International New City and Eco Delta City, the living sphere is naturally extending to the Beombang-dong and Noksan areas. Against this backdrop, the public-supported private rental apartment complex 'Bukyung Gyeongma Park Station The Atrium The River' currently being supplied in Beombang-dong, Gangseo-gu, Busan, is being mentioned as a complex capable of absorbing residential demand from the New Port's hinterland.


The complex is located about a 10-minute drive from the Busan New Port industrial complex, ensuring a close proximity between work and home, and is also evaluated as offering favorable living conditions due to its shared living sphere with Myeongji International New City and Eco Delta City. Notably, all units are structured for lease with a jeonse-type contract, allowing residents to stay for up to eight years without monthly rent burdens. This provides a stable option for those considering mid- to long-term residence, such as workers in the New Port hinterland industrial complex. During the lease period, the units are not counted toward the total number of owned homes, allowing tenants to maintain eligibility for future housing subscriptions, and applications can be made without a housing subscription savings account.


The nearby lifestyle infrastructure is also contributing to the expansion of residential demand. Within a 10-minute drive from the complex are Starfield City Myeongji, Lotte Premium Outlet Gimhae, and The Hyundai Busan, scheduled to open in 2027. Sharing the living sphere with Myeongji International New City and Eco Delta City enhances access to shopping, education, and leisure. The waterfront park 'Noksan Hometown Hill' in front of the complex and Nakdong River views available from some units are also cited as attractive features for residents.


Currently, after the special supply phase, general supply applications are underway. Starting in January next year, homeowners will be eligible to apply, and pre-intent applications are also being accepted. Those who submit a pre-intent application will be able to select and sign contracts for preferred units during the 'first-come, first-served' phase scheduled for January, which is drawing continued interest.


The model home for this complex is currently operating in the Myeongji-dong area of Gangseo-gu, Busan.
