There is growing interest among potential buyers in 'Yeoksam Central Xi,' which is about to open for subscriptions.


According to the comprehensive apartment information app Hogangnono on December 10, Yeoksam Central Xi attracted the highest number of visitors among all complexes during the first week of December (1st to 7th), with a total of 40,991 visitors. Reservations for the model home were also fully booked within a single day, reflecting the intense interest.


Industry experts attribute this high level of attention to the complex's prime location at the heart of Gangnam's transportation network, as well as the application of the presale price ceiling system, which have both significantly boosted demand.


In fact, the sale price for an 84-square-meter exclusive unit in the complex is set between 2.521 billion and 2.813 billion won, which is considered reasonable compared to surrounding market prices. According to transaction data from the Ministry of Land, Infrastructure and Transport, a unit of the same size at the nearby 'Raemian Daechi Palace' was traded for 4.75 billion won in November this year, making Yeoksam Central Xi's price nearly half that amount.


As a result, all complexes subject to the presale price ceiling system this year have seen their subscriptions close with high popularity. For example, 'Jamsil Le El' in Sincheon-dong, Songpa-gu, Seoul, which was offered in September, attracted 69,476 first-priority applicants, resulting in a competition ratio of 631.6 to 1. Similarly, 'Raemian One Perla' in Bangbae-dong, Seocho-gu, Seoul, offered in February, attracted 40,635 applicants and recorded a first-priority competition ratio of 151.62 to 1.


Against this backdrop, Yeoksam Central Xi will accept first-priority applications from local residents on Tuesday, December 16, first-priority applications from non-local residents on Wednesday, December 17, and second-priority applications on Thursday, December 18. The number of general sale units by exclusive area is as follows: 10 units of 59㎡, 42 units of 84㎡A, 13 units of 84㎡B, 11 units of 84㎡C, 5 units of 84㎡D, and 6 units of 122㎡, offering a wide range of options from small to large units to meet diverse buyer needs.


The complex also stands out for its excellent infrastructure and product features. First, as a transit-oriented development at the center of Gangnam, residents can easily walk to Hanti Station on the Suin-Bundang Line and Seolleung Station, an interchange station for the Suin-Bundang and Line 2 subway lines, making travel throughout Seoul convenient. Major arterial roads such as Teheran-ro, Gangnam-daero, Nambusunhwan-ro, and Olympic-daero are easily accessible, allowing for smooth travel by car not only within Gangnam but also to major business districts such as Pangyo, Yeouido, and Gwanghwamun.


Dogok Elementary School is located within a 550-meter radius, ensuring safe commutes for children. Within a 1-kilometer radius, residents can access Yeoksam Middle School, Dogok Middle School, Dankook University Affiliated Middle and High School, and Jinseon Girls' Middle and High School, all part of the prestigious Gangnam 8 School District. The renowned Daechi-dong private education district is also within walking distance.


The area is rich in lifestyle infrastructure. E-Mart Yeoksam Branch, Lotte Department Store Gangnam Branch, and Lotte Cinema Dogok Branch are all within walking distance, and top-tier general hospitals such as Samsung Medical Center and Gangnam Severance Hospital are nearby. In addition, there are abundant green and waterfront spaces such as Maebongsan, Dogok Neighborhood Park, and Yangjaecheon, providing a pleasant residential environment in the heart of the city.


To maximize residential satisfaction in line with its brand value, the complex will feature differentiated designs. These include luxurious exterior finishing with specialized facade treatments, nighttime lighting using sidewall and core landscape lighting for a sophisticated appearance, and a south-facing layout to maximize sunlight and ventilation. All unit types of 84㎡ or larger will have a master bedroom walk-in closet and ample storage space, while open balcony designs will expand usable living areas.

A sales representative stated, "Yeoksam Central Xi is a complex with clear advantages, including a lower presale price compared to nearby complexes, a prime location in Gangnam, and differentiated product features," adding, "Given the high level of interest, we will do our utmost to prepare the best possible offering."


Meanwhile, Yeoksam Central Xi consists of four buildings with three basement levels and 17 above-ground floors, totaling 237 units. Of these, 87 units with exclusive areas ranging from 59㎡ to 122㎡ will be offered for general sale. The model home is located in Yeongdong-daero, Gangnam-gu, Seoul, and move-in is scheduled for August 2028.
