Seoul Housing & Communities Corporation (SH) announced on December 15 that it will be recruiting tenants for the 49th round of long-term lease housing, offering a total of 1,014 units.
Seoul’s long-term lease housing program is a highly regarded residential support initiative that allows citizens to reside for up to 20 years. The tenant recruitment notice will be posted on the SH website at 4:00 p.m. on the same day.
This recruitment covers a total of 1,014 units across 75 complexes. Newly supplied units amount to 179 in four complexes, all of which are units purchased by Seoul City. These include 37 units (59㎡) at DH Daechi Edelweiss in Gangnam-gu, 25 units (53㎡) at Hanwha Fore Na Mia in Gangbuk-gu, 100 units (45㎡, 51㎡, 59㎡) at Jamsil Le El in Songpa-gu, and 17 units (49㎡) at Eunpyeong Xi The Star in Eunpyeong-gu.
For re-supplied units, there are 356 units in SH-constructed complexes such as Magok and Naegok districts, 299 units in Seoul City-purchased complexes such as Maple Xi and Olympic Park Foreon, and 180 units in Seoul REITs No. 3, totaling 835 units including reserve tenants.
Eligibility for both general and priority supply requires applicants to be adult members of a non-homeowner household residing in Seoul as of the announcement date. They must meet income criteria by housing size (monthly urban worker income at or below 105% or 150%; for dual-income households, at or below 140% or 200%), total assets (at or below 640 million won), and vehicle ownership (at or below 45.63 million won). Income and asset requirements may be relaxed by up to 20% depending on the number of children born.
For units with an exclusive area of 85㎡ or less, application ranking is determined based on income, residence, and the number of Comprehensive Housing Subscription Savings account deposits. For units exceeding 85㎡, ranking is determined by the deposit amount and subscription period of the Comprehensive Housing Subscription Savings account.
Applications may be submitted online or in person. The application periods are: first priority on January 8 and 9, 2026; second priority on January 12; and third and fourth priority on January 19. If the number of applicants exceeds 200% of available units (or 300% for newly supplied complexes), applications for lower priorities will not be accepted.
The list of candidates for document review and successful applicants will be announced on February 10 and July 10, 2026, respectively. Move-in will be possible from August 2026 onward, although the move-in date for newly supplied complexes may vary depending on completion schedules.
