Leads Capital Restructuring Through Share Deal as Chief Manager
Koramco Asset Management announced on December 15 that it has been designated as the new asset management company (AMC) for Bundang Doosan Tower, a key landmark in the Bundang Business District. The company successfully completed a large-scale deal worth 790 billion won.
The transaction was carried out through a share deal and capital restructuring, rather than a direct asset purchase. The AMC for Bundang Doosan Tower Real Estate Investment Trust (Bundang Doosan Tower REIT) has been changed to Koramco Asset Management.
Bundang Doosan Tower is a prime office building with a total floor area of approximately 129,000 square meters, located in Bundang-gu, Seongnam-si, Gyeonggi Province. Completed in 2020, it is considered a representative “trophy asset” within the Bundang Business District. As a core affiliate of Doosan Group is the sole tenant, the building is highly regarded for its stable cash flow.
This 790 billion won transaction was structured so that Doosan Group, an existing common shareholder in the REIT, exercised its preemptive right to purchase, while maintaining the REIT and appointing Koramco Asset Management as the new asset management company. The deal structure is based on a high level of trust between the investor and the management company.
Compared to direct asset transactions, this approach reduces overall transaction costs and accelerates deal closure. It is recognized as a flexible structure that enables swift deal closing amid market uncertainty. The real estate investment industry interprets this transaction as Doosan Group’s acknowledgment of Koramco Asset Management’s operational competitiveness, internal controls, and risk management capabilities.
Koramco Asset Management is a subsidiary of Koramco REITs Management & Trust, which has maintained the top position in Korea’s private REITs market for 24 years. Together with its parent company, it provides investors with the industry’s most rigorous investment and risk management systems, as well as predictable operational performance. It is known to have strong trust from major domestic pension funds and other risk-averse institutional investors. As of December 2025, Koramco manages approximately 36 trillion won in real estate assets (AUM) through REITs and real estate funds.
The project was overseen by CEO Yoon Jangho, who was appointed as the head of Koramco Asset Management last month. CEO Yoon served as the lead manager for the AMC transition and capital restructuring, meticulously designing the deal structure and directing the overall project. He is a key leader at Koramco, having recently led a series of major office transactions, including The Asset Gangnam (Samsung Fire & Marine Insurance Seocho Building) and Hyundai Motor Securities Building in Yeouido.
Jang Sungkwon, Head of Division at Koramco Asset Management, stated, “Bundang Doosan Tower is a rare asset with a prime tenant and a building condition comparable to new construction,” adding, “Based on Koramco’s expertise, we will provide investors with the industry’s highest level of stable, long-term returns through systematic asset management.” He also said, “We will further strengthen our strategic partnership with Doosan Group.”
