A 29-story, 150-meter-tall office building will be constructed at Beomseogu Station on Subway Lines 3 and 6 in Bulgwang-dong, Eunpyeong-gu, Seoul.
On December 11, the Seoul Metropolitan Government announced that it had held the 18th Urban Planning Committee meeting and conditionally approved the designation of the Beomseogu Station Urban Maintenance-Type Redevelopment Project area and the related redevelopment plan for the area around 308-20 Bulgwang-dong, Eunpyeong-gu.
The Beomseogu Station Urban Maintenance-Type Redevelopment Zone was designated as a planned redevelopment area under the 2020 Seoul Urban and Residential Environment Maintenance Master Plan. It is located within a station area served by Subway Lines 3 and 6, as well as the Greater Seoul Metropolitan Express Railway (GTX)-A. However, the area has a high proportion of aging buildings, resulting in low utilization efficiency.
With this decision, the Beomseogu Station area will introduce an office facility with a maximum height of 150 meters, six underground floors, 29 above-ground floors, and a total floor area of approximately 50,000 square meters. The floor area ratio was relaxed up to a maximum of 988% through public contributions such as infrastructure and public facilities. Planned public contribution facilities include support facilities for low birth rates and an aging population, as well as public rental office facilities to strengthen business functions.
Additionally, open public spaces will be created in key areas, and the subway entrance will be relocated within the site to enhance openness. An uninterrupted, three-dimensional pedestrian network will also be established to connect surrounding pathways seamlessly.
The city prepared the designation and redevelopment plan for the area and submitted it to the Urban Planning Committee for review, aiming to foster commercial and business functions, increase land use efficiency, and create a high-density, mixed-use central hub.
The city stated, "With the designation of the Beomseogu Station Urban Maintenance-Type Redevelopment Project area, we expect the Yeonsinnae Station area, which has the potential to become a major transportation hub, to be transformed into a new mixed-use central space in the northwestern region of Seoul."
