Custom-designed apartments catering to a wide range of lifestyles, from those in their 30s and 40s to the middle-aged and older generations, have opened for subscription, drawing significant attention. IS Dongseo's "Ulsan Lake Park Aileen's Garden," located in Yaum-dong, Nam-gu, Ulsan, is at the center of this interest. Subscription applications will be accepted in sequence: special supply on Monday, December 1, first-priority on Tuesday, December 2, and second-priority on Wednesday, December 3.


"Ulsan Lake Park Aileen's Garden" consists of two complexes in Yaum-dong, Nam-gu, Ulsan Metropolitan City. The first complex comprises two basement levels and 25 above-ground floors, offering 310 units with exclusive areas of 84㎡ and 102㎡. The second complex features three basement levels and 33 above-ground floors, with 210 units of 59㎡ and 84㎡, for a total of 520 units.


It is noteworthy that both compact units, which prioritize affordability and liquidity, and larger units, which maximize spatial comfort, are available. This allows individuals to purchase homes according to their own lifestyle and financial circumstances, earning high marks from all generations.


- Lower Sale Price Compared to Surrounding Market ... Excellent Location with Promising Future Value


In addition, the sale price has been set lower than the surrounding market rates. According to Cheongyak Home, the sale price for an 84㎡ unit at "Ulsan Lake Park Aileen's Garden" is in the 600 million won range. This is about 200 million won less than the average prices in the area. According to the Ministry of Land, Infrastructure and Transport's actual transaction data, the average price of nearby apartments is between 800 million and 850 million won. It is quite unusual for a newly built apartment with a modern layout to be priced below the prevailing market rate.


The site's future value is also drawing attention. The complex is located within the Seonam Lake Park residential development area in Nam-gu, Ulsan, and is expected to benefit from the emergence of a new residential district. Currently, around 5,000 new apartment units are being developed nearby, and several redevelopment projects, including Yaum Districts 8, 10, and 13, are underway. Upon completion of these projects, including complexes that have already been sold and occupied, the Yaum-dong area in Nam-gu, Ulsan, is expected to become a large-scale residential town with approximately 9,000 households.


Expectations are also high for transportation development. The planned Yaum Sageori Station on Ulsan Metro Line 2 will be located approximately 500 meters from "Ulsan Lake Park Aileen's Garden." Ulsan Metro Line 2 will connect Bukulsan Station to Yaum Sageori over a total distance of 13.55 kilometers, with the goal of opening in 2032. In addition, construction of Metro Line 1 is also planned nearby. Once both lines are operational, access to major areas of Ulsan is expected to improve significantly.

The excellent educational environment, favored by those in their 30s and 40s, also stands out. Yaum Elementary School is located nearby, providing a safe environment for young children to commute. Various other schools, such as Yaum Middle School and Daehyeon High School, are within walking distance. In addition, the area is close to Ok-dong and Daehyeon-dong, which are well-known for their educational institutions, attracting strong interest from parents.


The pleasant residential environment, which appeals to middle-aged and older residents, is also notable. Seonam Lake Park is located near the complex, allowing residents to enjoy a natural environment within the city. Complexes adjacent to lake parks are rare in the market and are recognized for their unique residential value. The area also boasts abundant natural elements such as Sinseonsan Mountain and Yeocheoncheon Stream, as well as convenient facilities including a national sports center, large supermarket, and administrative welfare center.


The sales benefits are also attractive. These include a fixed contract deposit, interest-free interim payments, and a contract condition guarantee system. The first contract deposit is set at 10 million won, with the remaining deposit payable within 30 days. The contract condition guarantee system is a policy that retroactively applies any future changes in contract conditions, such as sales policies, to existing buyers, ensuring that they also receive the benefits of any changes.


Meanwhile, half of all units at "Ulsan Lake Park Aileen's Garden" are allocated for special supply. This is expected to draw strong interest from newlywed couples purchasing their first home. The first-priority subscription is open to residents of Ulsan Metropolitan City, Busan, and Gyeongsangnam-do who are at least 19 years old, have been members of the subscription savings account for at least six months, and have deposited the required amount by region and unit size. Multiple-home owners can also apply for first-priority, and there are no mandatory residency periods or restrictions on repeat winning. Applicants can apply for both complexes simultaneously, increasing their chances of winning the lottery.


The winners of the "Ulsan Lake Park Aileen's Garden" lottery will be announced on Tuesday, December 9 for the first complex and on December 10 for the second complex. Official contracts will be signed over three days from Monday, December 22 to Wednesday, December 24. The model house is located on Samsan-ro, Nam-gu, Ulsan Metropolitan City. The expected move-in date is May 2028 for the first complex and September 2028 for the second complex.
