Nature-Friendly Office Locations Offer Stress Relief and Enhanced Work Efficiency in Pleasant Environments
Outstanding in Location, Facilities, and Benefits... Attracting Continued Corporate Interest
Recently, new buzzwords such as "forest zone" and "park zone" have emerged, reflecting how a pleasant residential environment has become a major factor in apartment purchases. This popularity is now spreading to office facilities as well. As work-life balance culture becomes more widespread, demand is rising for workplaces where people can enjoy a walk or leisure activities during short breaks such as lunchtime.
According to the "2025 Future Housing Trends" report by the Housing Industry Research Institute, 33% of respondents cited a "pleasant green environment" as their top priority when choosing a place to live. This figure is higher than transportation (24%) and living convenience facilities (19%). In the "KB Golden Life Report" by KB Management Research Institute, more than 50% chose "areas with excellent parks and natural environments" as the most desirable place to live before retirement. This shows a growing preference for nature-friendly spaces. According to industry sources, urban green spaces and parks have become important factors that influence not only relaxation but also health, the environment, and asset value.
This trend of preferring pleasant environments is also expanding to workspaces. As the healing effects of forests become more recognized, it is increasingly confirmed that a pleasant environment reduces stress and improves work efficiency.
The Korea Forest Welfare Institute, under the Korea Forest Service, found clear effects on stress relief and emotional stability through its forest care programs. After participating in forest healing programs, participants' emotional stability scores increased from 66.31 to 71.16. Scores for tension/anxiety, worry/fear, satisfaction/calmness, and confidence/optimism all improved, indicating overall emotional stability.
An industry expert stated, "After a tough day, walking in the forest not only helps recover lost energy, but also provides time for quiet reflection and meditation, which relieves stress and supports efficient work. As the trend of preferring pleasant natural environments spreads further, the popularity of natural environments will continue to rise not only in residential spaces but also in workplaces."
As demand for "forest zone" locations intensifies, companies are actively working to create pleasant work environments for their employees. Companies aiming to improve employee welfare and work environments are increasingly seeking workspaces that harmonize with the surrounding natural environment.
In this context, "Nuv Cloud Hills" is attracting attention from many companies for these very reasons.
"Nuv Cloud Hills," constructed by the Woomee Construction Consortium in Magok-dong, Gangseo-gu, Seoul (Magok Industrial Facility District), boasts an impressive scale with four basement floors and eleven above-ground floors, totaling approximately 99,651 square meters. Of the 272 units, 156 are for sale and 116 are for lease, giving companies the flexibility to choose their occupancy type according to their financial strategies and needs.
Its most notable feature is the pleasant working conditions. The Seoul Botanic Park and Wetland Ecological Park, covering 504,000 square meters-about twice the size of Yeouido Park-are nearby, allowing employees of resident companies to enjoy and relax in a pleasant natural environment. In addition, the northern side offers views of Gungsan Mountain. Unlike the office facilities in Jongno (CBD), Gangnam (GBD), and Yeouido (YBD), which are often associated with dense urban environments and lack of natural surroundings, this represents a completely different level of workspace.
"Nuv Cloud Hills" was designed and located with great care to ensure that the complex itself would be a mixed-use office facility harmonizing with its natural surroundings.
The spatial design of "Nuv Cloud Hills" strikes a good balance between work and leisure. The complex will not only feature dense office spaces but also a sunken plaza for cultural relaxation, an edu-stair for rest and events, shared office spaces for work and meetings, and a welcome lounge for visitors. The design brings together diverse spaces for work, rest, and various activities all in one place.
"Nuv Cloud Hills" also offers outstanding locational advantages. It is easily accessible from Ilsan and Sangam DMC, and is located near Yangcheon Hyanggyo Station on Subway Line 9, Magoknaru Station (an interchange for Line 9 and the Airport Railroad), and Balsan Station on Line 5. This ensures fast and convenient commutes from anywhere in the greater Seoul area via public transportation.
Additionally, leading domestic companies such as LG Science Park, Kolon, DL, and Nexen have R&D hubs clustered nearby, enabling resident companies to pursue significant synergy effects in terms of industrial connectivity and technological collaboration.
There are also notable financial and tax benefits. Classified as a knowledge industry center, "Nuv Cloud Hills" allows eligible companies to access low-interest policy or development funds for small and medium-sized enterprises.
Furthermore, companies that complete registration by December 31, 2025, can receive up to a 35% reduction in acquisition and property taxes. Companies certified as venture businesses can benefit from up to a 50% reduction in income and corporate taxes and a 75% reduction in acquisition tax for up to five years. If they meet the requirements, they can also access low-interest loans through the Small and Medium Business Promotion Corporation or regional Credit Guarantee Foundations.
Unlike other office facilities that require several years before occupancy, "Nuv Cloud Hills" is offered as a pre-built, post-sale property, allowing companies to move in immediately upon signing a contract. As a result, inquiries from companies seeking to move in are expected to continue to increase.
